I sent this to a USA based Real Estate Developer with a $147M project on Thursday September 3, 2026:
We have three prospective Lenders available:
1. Japan - $100M to $50B, two year moratorium, 1.5% APR, 15 year term, no prepayment penalty, no lockout clause, fund in 15+/- working days. It can be as little as five days if you work with Brian who has BTC accounts set up or 15 days if you need to set up your own account.
Must have 3 Bitcoin which remain in your care, custody, and control at the trade platform, $75,000 to us for “clear the decks expedited” VIP service.
He wired funds on Thursday September 10. I began working on his three projects immediately.
We have several submitting paperwork within the next week. Each claims that they have NEVER seen funding with such attractive rates, terms, and conditions. Each will participate as VIPs.
This is the least costly Lender with the best rates, terms, conditions, and costs.
2. Dubai - $5M to $5B, two year moratorium, 3% APR, 5, 10, or 15 year term, no prepayment penalty, no lockout clause, fund in 10 +/- working days. 1% for the insurance surety bond and approximately $150,000 for legal, notary, bond underwriting costs, and stamp duty. From your financials it does not appear that you have $1,620,000 to participate.
3. Cambodia - $100M to $7B, two year moratorium, 4% APR, 15 year term, no prepayment penalty, no lockout clause, fund in 15+/- working days, 1/2 of 1% administrative fee. From your financials it does not appear that you have $735,000 to participate.
You have agreed to pay us 5% commission on all successful transactions and tranches.
We have one client funding within the next week.
Japan and Dubai fund globally.
Cambodia funds almost anywhere except China, Russia, “Stan” countries and Africa.
