With the current housing market a lot of people are buying houses without getting home inspections. I understand why people are doing it, but they are rolling the dice that there aren’t big underlying issues with their new home. An inspection is around .5% of the purchase price and can give you peace of mind while allowing you to know about issues that can adversely affect the value and safety of your home. Even if the seller has no contingencies in the sale the buyer can still have an inspection after the purchase.
Among the many issues I’ve discovered over the years are leaking pipes, improper wiring, gas leaks, bathroom and dryer exhausts that are improperly vented, mold and condensation issues in the attic and many safety or maintenance issues. Most of the major problems I find are in areas people don’t normally have access to. Fixing these types of issues right after the purchase is better than finding out about the issues after damage has been caused or after you and your family’s health has been affected.
