🚨 The DEQ (Dept. of Environmental Quality) is considering a permit to allow for the construction of a large scale data centers campus in an environmentally sensitive wetland (shown in graphic below in the yellow box).
🚨This data campus will be DIRECTLY nextdoor to Piney Branch Elementary School and residential communities along Linton Hall Road.
“The proposed activity would affect 4.11 acre(s) of wetlands, and 3,770 linear feet of stream channel. The proposed activity would affect unnamed tributaries of Broad Run in the Rocky Branch-Broad Run watershed.”
✅ We are asking all concerned residents to email DEQ:
1. requesting a public hearing for this permit as the surrounding community has not been adequately informed of the permit, and
2. expressing opposition to the permit as it would allow heavy industrial development to impact an environmentally sensitive wetland in our community, and
3. why this is relevant to you (ie, you live in the Broad Run Watershed; your children attend the adjacent school; you live in close proximity to this development, etc).

Note: this data center campus was approved by the Prince William BOCS in 2021. The developer (Chuck Kuhn with JK Real Estate) is now seeking additional permits needed to build out the site.

Hello Neighbors,
The DEQ (Virginia Department of Environmental Quality) is accepting public comments on Hunter Trust: VWP Permit No. 24-2650, submitted by LHR Gainesville LLC for the proposed Hunter Trust project at 8613 Linton Hall Road in Prince William County. DEQ’s tentative decision is to issue the permit.

The HOA is sharing this information for awareness. Whether or not to submit comments is a personal decision for each homeowner. If you have any questions, please email us and we will do our best to answer them. If you would like a suggestion of what to write in a comment, please see some examples attached. These examples are provided for reference and may be modified as homeowners see fit.

Key Facts from DEQ’s Public Notice
Comment period: September 3–October 8, 2026.
Project: data center campus with ten 2-story data center buildings, one switch pad, two substation pads, parking, stormwater management, utilities, and related infrastructure.
Proposed impacts: 4.11 acres of wetlands and 3,770 linear feet of stream channel affecting unnamed tributaries of Broad Run in the Rocky Branch–Broad Run watershed.
Proposed compensation: 8.22 wetland mitigation credits and 4,206 USM stream mitigation credits.

Why Residents May Want to Comment
Loss of local wetlands, streams, natural buffers, habitat, and local watershed function.
Stormwater runoff, erosion, sedimentation, flooding risk, and impacts to Broad Run/Occoquan watershed resources.
Whether off-site mitigation credits adequately replace local impacts experienced by nearby neighborhoods.
Cumulative impacts from the larger data center campus, including construction disturbance, impervious surfaces, diesel backup generation, truck traffic, lighting, operational noise, and impacts to nearby homes and schools.
Need for a public hearing before DEQ makes a final decision.

ATTENTION
As many of you recall, we shared information about the Diamond Hill Substation in the spring. The PFR for that substation was remanded back to the Planning Commission by the Board of County Supervisors.

Things have been silent on this substation until today when several neighbors received notice for a virtual community meeting with NOVEC and the Landowner.

The meeting will be virtual on September 24, 2026 at 6:30 via zoom.

Here's some updates and helpful reminders from our trash/recycling service, GLF.
• Labor Day is Monday! Trash and Recycling will not be picked up Monday and will run on a day delay the rest of the week. (Trash=Tuesday, Yard Waste/Recycling=Friday)
• Yard Waste reminders:
◦ 10-12 bags of leaves per pickup
◦ GFL does not accept dirt or rocks
◦ Please cut brush/limbs to under 3ft and
bundle. If placing in toter, make sure they are shorter than the toter lid.
