A 1955 Ford Thunderbird convertible – 292 Y-block V8, 3-speed manual, black on black with black and white interior – headlines this one. Alongside it: a 1980 Shay Model A replica, a Cushman 1200X EFI hauler with dump bed, a 2009 Yamaha gas golf cart, and an Olhausen billiard table with balls, cues, and rack.

Then the collection. Why is earnest money 10% at one of our real estate auctions? I get asked this a LOT, so let's talk about it.

I used to run a flat earnest money amount. Then a couple of our auctions sold for way more than expected, and a flat number just doesn't scale — so now it's 10% of the contract price.

I had a woman push back on this hard while I was showing her a home. "What happens if I change my mind? Earnest money should only be $1,000 on something like this." Then she kept going — "But I might change my mind the day before it closes, and I don't want to lose that kind of money." Her husband finally stepped in with "we'll talk about it later." That home sold for over $200,000. Obviously, she wasn't there to do business. And honestly... how scary is that? Telling me she might walk the day before closing, on a $200,000+ property, and thinking $1,000 covers it?

Here's the truth: the 10% goes toward your purchase price. It's not a fee. If you can't close, you lose it — that's the deal, and it protects sellers who've already put real money and real time into marketing their property. If title comes back with a problem, or the seller can't close on their end, you get it back. It's protection for everybody doing this in good faith.

And if your finances aren't in order? We ask that you don't bid. Talk to your bank BEFORE you raise that bid card, tell them exactly what you're doing, and make sure they understand the timeline.
