This week's offshore nor'easter has been pushing strong north and northeast winds across eastern NC, according to the National Weather Service in Newport/Morehead City. Wind is what drives rain into windows and doors, so once it settles down, it is a good week for a quick walk-around.

What to look for:
- Dark staining, peeling paint or soft wood on window sills and the bottom corners of door frames.
- Exterior caulk that is cracked, shrunken or pulling away from the trim.
- Sliding-door tracks that hold water or stay gritty and damp.
- Water beading on the inside of the glass on cool mornings. An occasional film is normal; a sill that stays wet every day is worth a closer look.

Why it matters: NC public health guidance notes that rainwater can enter a building through leaks in walls, windows or the roof, and that water v***r condenses on surfaces cooler than the air around them. The EPA recommends keeping indoor humidity below 60 percent, ideally 30 to 50 percent, which helps cut down on that window condensation.

Wipe sills dry, reseal small caulk gaps, and if you find staining that keeps coming back or wood that feels soft, we can take moisture readings and help find the source.

Landlords and property managers in Jacksonville, New Bern and Wilmington: a tenant text that says "there is a musty smell in the closet" does not have to turn into a guessing game.

The EPA tells renters to report plumbing leaks and moisture problems to the owner or manager right away, which means you are often the first call. Here is how we help you handle it:
- A no-obligation property consultation to talk through what the tenant is seeing.
- An inspection that looks for the moisture source first, using moisture meters and infrared tools, with air or surface samples sent to an accredited lab only where they answer a real question.
- Clear written findings you can keep in the property file and share with the owner.
- If remediation is needed, work that follows IICRC and EPA guidelines, using containment when necessary to prevent cross-contamination.

Testing does not always mean remediation. Sometimes the answer is a moisture fix, and we will tell you that.

Mold gets all the attention, but mycotoxins are the quiet part nobody really talks about. They can outlast the mold itself, which is honestly kind of wild when you think about it. 🤔

Fall is prime time for painting projects and getting a house ready to list. One shortcut we see a lot: a coat of paint or a bead of caulk over a mold spot.

The EPA is direct about this: do not paint or caulk moldy surfaces. Clean up the mold and dry the surfaces before painting, because paint applied over moldy surfaces is likely to peel.

The better order of operations:
1. Find out why the spot is damp: a leak, condensation or high humidity.
2. Fix that moisture source.
3. Clean the mold off and let the area dry completely.
4. Then prime and paint.

If you skip step 1, the stain tends to come back through the new paint, because the water that fed it is still there. And if the area is larger than about 10 square feet or keeps returning, that is a good time to have a professional take a look.
