Performed a Heat and Cool hybrid maintenance visit today, both systems still running, but the outside coil was seriously dirty, the drains had gotten a little funky, and some electrical components and wiring needed attention. Cleaned it up, swapped the air filter, and got everything back in shape. 🐄❄️

This is exactly why we push routine maintenance, small stuff like this doesn't shut your system down overnight, but it will if you ignore it long enough.

This AC had a clogged outdoor unit and a motor starter that gave out completely (blown and swollen, we don't make this stuff up). Full deluxe clean, new 5-year starter, refrigerant topped off. Cooling like it should again. 🐄❄️

We also caught the fan motor running a little slow, so we're keeping an eye on it. Exactly why we push fall tune-ups, catch the small stuff before it becomes a real problem.

Caught this little nugget posted up in the fridge like she pays the electric bill.

Pacifier in.
Fridge open.
Not a care in the world.

Apparently Heat and Air Gurus wasn’t getting the house cold enough for her standards. 😂

Buying a house? Get the HVAC checked by an HVAC pro BEFORE you close.

A customer is considering buying this home in Collin County and wanted me to take a closer look at the HVAC system.

Good thing they did. 👀

This condenser coil is FILTHY — dirty enough that I wouldn’t trust refrigerant readings until it’s properly cleaned and retested.

And that’s the bigger lesson here:

A home inspection and an HVAC inspection are NOT the same thing.

Home inspectors are generalists by design. They know a little about a LOT of different systems in a home.

An HVAC professional knows a LOT about one.

We can dig deeper into airflow, refrigerant performance, electrical components, ductwork, equipment condition and the expensive stuff that can easily get overlooked when the system simply “turns on and cools.”

Nobody needs to kill a good real estate deal over a dirty coil.

But nobody wants to close on Friday and discover a $10,000+ HVAC problem on Monday either.

Before you buy the house, have someone who actually works on HVAC systems inspect the HVAC system.

A couple hundred bucks worth of information BEFORE closing can be worth thousands afterward. 🐄

We installed this high-efficiency AC almost exactly one year ago.
For the first 343 days, it performed beautifully. The homeowner even told us, "We love the way it dehumidifies."
Then out of nowhere... it started going 6-8 hours without cooling.
I share this because sometimes, despite doing everything right, equipment still has problems. That's just reality.
Did we run from it? Nope.
Have we been back over 10 times—including weekends and once at 11 PM? Absolutely.
Did we buy them a badass window unit so they'd have at least one cool room while we work through it? Hell yes.
When you invest in a premium system with Gurus, you get premium service. We don't stop until you're 100% happy. If that means replacing parts, replacing equipment, or doing whatever it takes to make it right, that's exactly what we'll do.

AC drain clogs are common in The Colony, Texas.

If your system has a float switch, also called a ceiling saver, it may shut the AC off and stop it from cooling.

Not cool 😎

But that is actually the goal.
