The single habit that adds years to your shower.

Squeegee the walls after you shower. That is it.

Thirty seconds, every time. It removes the water that would otherwise sit in the grout lines, evaporate, and leave the minerals behind.

Hard water in the East Valley is loaded with calcium and magnesium. Every time water evaporates on tile it leaves those minerals on the surface. That buildup is what soap scum sticks to. Then it holds moisture, and moisture in a dark warm space is how mold starts.

Squeegee the walls. Leave the door or curtain open. Run the fan for fifteen minutes after.

Those three things together prevent most of what we get called out to fix in showers.

Free, and it works.

FAQ: can this be restored, or do I need to replace it?

We get asked this on almost every estimate, and we will always tell you straight.

Restoration works when the material is sound and the problem is on the surface. Soiled grout, worn sealer, dull stone, etch marks, light staining, faded color. That is our lane, and the savings versus replacement are usually significant.

Replacement is the honest answer when the substrate has failed, when tiles are loose across a large area, when there is active water intrusion in a wall, or when grout has deteriorated past the point where the remaining material can hold a repair.

We turn down work when replacement is the right call. Selling someone a restoration on a floor that needs demolition costs them twice. However in 95% of cases restoration is viable and always much cheaper in cost and time with your spaces occupied.

Your remodel is three years old and already looks tired. Here is usually why.

It is rarely the tile. Tile is the most durable surface in your house. The failures show up in everything around it.

Grout that was never sealed after install, because the tile setter's job ended at grouting and nobody told you the rest was your responsibility.

Silicone in the corners where grout belonged, or grout in the corners where silicone belonged, which cracks with normal building movement.

Natural stone counters that were sealed once at fabrication and never again.

Caulk at the tub and floor joint that shrank and pulled away in year two.

None of that is a demolition problem. All of it is a maintenance problem that got ignored because nobody handed you the manual.

The 60 second grout test you can do tonight.

Grab a spray bottle of plain water and pick a spot in your kitchen or entry.

Step one. Mist a small section of grout line and watch it.

Step two. Count to ten. If the water beads and sits on top, your seal is intact. If it darkens and soaks in within a few seconds, your grout is unsealed or the sealer has worn off.

Step three. Run a fingertip firmly along a dry grout line. If you get a chalky residue on your finger, that is grout breaking down at the surface.

Water soaking in means stains go in too. Chalk means the grout is failing, not just dirty.
