My voice got sped up 🤣🤣🤣

Anyway Happy they got this fixed - was set up for failure since day one.

When attics aren’t air sealed, there are pathways (in this case massive highways 😄) for that attic air to get pulled into the home.

There was remediation that was needed, but the one of the root cause problems was this huge hole in the attic floor that went down multiple walls (master bedroom included), connected into the Return ducts, and distributed through the HVAC system.

This was one of many problems solved at this home - and in this case it wasn’t a “water event,” it was a systemic problem based on design, envelope mistakes, and complete lack of humidity, temperature, and dust control.

Remediate the mold and dust/particulate accumulation, but find and solve the sources so that we don’t have it again in the future 🫡✅

🏠 Not all mold issues are obvious, gooey black mold issues.

🌬️ Air infiltration from unconditioned spaces (attics and crawlspaces especially) can impact temperature, humidity, and air quality throughout the home.

💡 It’s important to understand airflow (air pressures, stack effect and reverse stack effect) and start to identify places where condensation and contaminated air infiltration can happen.

“Looks clean”… until you check what’s underneath 👀

Pull the carpet back:
✔️ No moisture or water damage.
✔️ No rusted nails.
✔️ No visible mold

But here’s what most people miss…

That dust + what trapped under your carpet can still impact the air we are breathing every day.

Is all mold the same? (Read below for some frameworks)

Visible/Condition 3 growth on/in porous/soft materials = Throw away, remove entirely, can’t be cleaned.

Visible/Condition 3 growth on/in wood materials = sometimes can be cleaned and saved (as long as the cleaning is abrasively removing the “roots” of the mold with it.
Other times that wood needs to be replaced - consult a professional on those decisions.

Visible/Condition 3 growth on non porous/hard surfaces = clean and save almost every time.

Why? Because mold is all about the “soil” or the surface is on and the amount of moisture it is impacted by.

🪴Think of it like this:�
Drywall when wet = rich soil (it thrives, roots, spreads)�
Metal = no soil (it can’t root or establish)

On metal surfaces, mold is often just sitting on dust, oil or debris—not “anchored in” just surviving on the surface.

Which means you can clean it effectively (as long as the metal isn’t too rusted or corroded).

Condition 2 mold is for another day, but nearly everytime, condition 2 mold/mycotoxins/biotoxins/etc can be cleaned is done properly ✔️

Knowing how to sort and categorize these topics based on the behaviors of mold and how to effectively remove and clean it can save you a ton of time, money and confusion 🤝
