Water is the number 1 destroyer of buildings and over time will win.

Follow the moisture.
Check and maintain good drainage — down and away from the home.
Check during and after rain storms.

Roof lines, flashing, gutters, grading, drainage, fight it from the outside.

Here’s how return duct leakage can impact your air quality in the home. 🏠

“Panned ducts” can have a lot of places where the ducts “leak.”

Think of a straw with holes in it. 🥤

HVAC = Lungs of the home 🫁

Return Side = Inhaling ⬅️

Supply Side = Exhaling ➡️

Return side (inhaling) will draw contaminants/etc into it on the pathway it is on.

Supply side (exhaling) air leakage will pressurize the space/path that it is moving through.

This is usually a bigger issue when your ducts move through unconditioned spaces, but it can be important topic to understand about your system and how your home is functions ✅

Bathroom exhaust vent no where to be found 🤦‍♂️ … this alone may not cause mold in your bathroom, but when it has a combination of these other issues as well …

Musty smell, creaking shower pan, and several other red flags can point to bigger issues hiding behind the scenes.

…looks like a new bathroom is on the way ✅

Post Remediation Verifications are one of the values an IEP will offer.

Here are my top 3 “Clearance Criteria’s”

1. Was the protocol followed?

- Verify containments and proper equipment

2. Is it dry and dust free?

- I am not even thinking about lab testing until I have done a very detailed visual assessment of all surfaces within the remediation zone and make sure humidity is in range and materials are at dry standard.

3. Do they pass the tests?

- Whether surface sampling or air sampling, the IEP should know the goals and make the right determinations once their lab results are back and interpreted.

P.S. If you are moving into a home, this is the best time to get everything done — before moving in when the house is empty and you can ensure you’re moving into a more optimal environment ✅

Water always wins💧

In this case, there were years of rain drainage that was hitting up against the side of the home in this way. 🌧️🏠

As we know “water is the number 1 killer of buildings,” so priority number 1 is to move moisture down and away from the home. ⬇️💧

Roof lines and design, flashing, gutters, grading and drainage strategies are all the first line of defense. 🏠🛡️

And be sure to have a moisture meter on hand and check during or after a rainstorm ✅💧

HVAC leakage pulling garage air into the house 🤦‍♂️

The more gaps and leaks in your HVAC system and ductwork, the less control you have over temperature, humidity, dust control, and more.

Have a qualified HVAC professional check your system and evaluate ways to improve things like:

🔧 The sizing and design of the system(s)
🧹 How to upgrade filtration (if needed)
📊 Checking static pressure and other diagnostics
💨 Sealing air leaks — like in this video
🧽 Cleaning coil and fan components
💧 Cleaning and checking the condensate line

…to name a few.

Your HVAC system is a huge influencer of the air in your home. 🏠💨

☀️ Hot summer months mean more attic air being is pulled inside.

Those of you with an unconditioned/ventilated attic, this one is for you. 👇

For every gap in your attic floor (top plates like we see in this video, as well as duct/vent connections, recessed lights, etc) those are places where uncontrolled/unfiltered air from the attic can get drawn inside.

This can be a factor in the temperature, humidity, and dust control issues you may have.

💧 For those who are struggling with humidity issues this summer, it is almost always caused by one of these 4 overarching reasons:

🏠 Envelope: Outdoor Humidity coming in, by the house breathing in ways it shouldn’t.

❄️ HVAC: The humidity indoors not getting properly circulated and dehumidified. Damp and stale points that need to be assessed by an HVAC pro who knows what they’re doing.

🚰 Leaks or Bulk Water build up: Water intrusion coming inside or water losses that cause more localized humidity elevations in those areas.

🚿 Habits: We as humans make and create moisture ~ cooking, showering, living and breathing 😅

💨 “How often should I get my ducts cleaned?”

First check why they are dirty in the first place:

Here are a few questions to ask. 👇

❓ How old are they?
❓ Are they in an unconditioned space?
❓ What type of material they are made of?
❓ How leaky are they?
❓ How they are designed?
❓ What pathways do they run through?
❓ How good and well fit are your filters?

These are a few of what to be assessing before you hire someone to go clean them.

And if you do choose to clean them, please make sure they are not the cheapest and that they are doing it right. 🙏

One quick tip on that — if there is porous material (insulated duct board, flex ducts, etc.) that have VISIBLE mold growth in them, then 99.99% of the time they can’t be cleaned and saved effectively.
