You can lose a whole fall renovation in three dry days.

The aeration and the seed are the easy part. What decides whether you get a thick lawn by spring is what happens in the two weeks after the seed goes down.

New seed needs the top quarter inch of soil damp at all times. That means light watering two to four times a day, not the deep soak you would give an established lawn. A seed that starts to germinate and then dries out is finished. It doesn't pause and pick up later.

Once the seedlings are up you flip it. Less often, longer each time, so the roots chase the water down.

Fescue lawns in Charlotte get one real window a year, and it's about to open.

Core aeration pulls plugs out of the ground so air, water and seed can reach the root zone. On Piedmont clay that matters more than most people expect. Clay packs down hard over a hot summer, and seed scattered on top of compacted soil mostly feeds the birds.

Overseeding straight after aeration is what turns a thin fescue lawn into a thick one by spring.

The window runs September into October. It's set by soil temperature, not by the calendar.

Bermuda and zoysia don't get overseeded in fall, so if you're not sure what you've got, ask before you buy seed.

That’s mosquito season in Charlotte, especially after a dry stretch followed by rain. Warm weather, humidity, shaded landscaping, and small areas of standing water can help mosquito populations build quickly.

Mowing during drought and heat? Your blade height matters more than ever.

Tall Fescue — Keep it around 4"
Taller grass shades the soil, retains moisture, and gives your lawn the resilience to push through heat, drought, and disease pressure.

Zoysia & Bermuda — Keep it around 1.5"–2.5"
These grasses perform well at a lower height, but should never be scalped during drought or extreme heat.

The biggest summer mowing mistake is cutting too short. Keep your blades sharp. Never remove more than one-third of the blade at a time. Give your lawn every advantage while it's fighting the heat.

Small details make a big difference in how your lawn holds up through summer.
