WINTER IS HERE!! HAVE YOU HAD YOUR BOILER OR FURNACE SERVICED?

Servicing of heating equipment is often ignored or extended by owners.

Here are some reasons why ANNUAL servicing is so important:

•Failure to do so reduces efficiency, costing you more money. During the service the technician will make sure the boiler or furnace is functioning optimally.

•With high-efficiency 95.5% condensing gas boilers particle build up can reduce efficiency and damage the boiler. I recommend filters must be checked and cleaned annually.

•The acid-neutralizer for condensate (which contains sulfuric acid) coming from a boiler or furnace needs to be cleaned and refilled annually. THIS VIDEO IS A GREAT EXAMPLE OF two things that could happen if the acid is not changed to a neutral pH:

CITY SEWER: Condensate generated from the equipment is typically dumped into the waste line. If the line is copper, galvanized pipe or cast-iron the acidic condensate will eat through the material over time.

HOME SEPTIC: If the acid is drained to a septic system it will kill bacteria and may eventually lead to premature failure of the system.

BOTH OF THESE ARE POSSIBLY $10-50,000 DOLLAR ISSUES.

Annual servicing will insure your equipment’s performance and longevity. Of greater importance it ensures safe operation for you and your family.

WINTER IS HERE, IS YOUR HOME READY?
Older exterior faucets (sillcocks) should be drained to prevent rupture and flooding of your cellar in winter. With severe cold weather expected, it is a safe practice to drain self-draining faucets, especially on the northerly side of your home.

HOW DO YOU DO THIS?
In the cellar where the water pipe leaves the interior there should be a 'stop and waste valve' to drain the sillcock. Follow these steps:
1.CLOSE THE INTERIOR WATER VALVE A (RIGHTY-TIGHTY)

2.OPEN EXTERIOR FAUCET AND LEAVE OPEN B (LEFTY-LOOSEY)
*** Important so you do not get sprayed in the face on step #3!

3.OPEN THE SMALL INTERIOR ‘WASTE’ VALVE C
