Another past Sage Outdoor Advisory project, opening next week in Black Canyon City, Arizona.
123 full-hookup RV sites with extra-long pads running 60 to 90 feet, 15 designer glamping suites with king beds and private decks, and a resort build-out that includes a pool, two lighted pickleball courts, a clubhouse and camp store, a BBQ pavilion, a dog park, and a UTV wash bay. All of it 90 seconds off I-17 at Exit 242, with direct Black Canyon Trail access.
Here's the part worth studying. At 2,000 feet, Rock Springs runs cooler than Phoenix in summer and stays snow-free in winter, which means its slow season is somebody else's peak. Add four separate demand pools on the same 123 pads (interstate travelers, OHV weekenders, snowbirds staying 30 to 120 nights, and glamping guests who arrive without an RV) and you get a far steadier utilization curve than a single-segment park.
The Rock Springs Cafรฉ next door has been feeding travelers on the Black Canyon Highway since 1922. That's a century-old F&B anchor and a regional brand the resort never had to build.
