Another past Sage Outdoor Advisory project, opening next week in Black Canyon City, Arizona.

123 full-hookup RV sites with extra-long pads running 60 to 90 feet, 15 designer glamping suites with king beds and private decks, and a resort build-out that includes a pool, two lighted pickleball courts, a clubhouse and camp store, a BBQ pavilion, a dog park, and a UTV wash bay. All of it 90 seconds off I-17 at Exit 242, with direct Black Canyon Trail access.

Here's the part worth studying. At 2,000 feet, Rock Springs runs cooler than Phoenix in summer and stays snow-free in winter, which means its slow season is somebody else's peak. Add four separate demand pools on the same 123 pads (interstate travelers, OHV weekenders, snowbirds staying 30 to 120 nights, and glamping guests who arrive without an RV) and you get a far steadier utilization curve than a single-segment park.

The Rock Springs Cafรฉ next door has been feeding travelers on the Black Canyon Highway since 1922. That's a century-old F&B anchor and a regional brand the resort never had to build.

Bernard Architects opened in 2021 on a straightforward premise: great design comes from collaboration, and the details matter regardless of project size.

Founder, Kevin Bernard, spent 25 years in architecture and design before founding the firm, including a role as director of design at AutoCamp during a period of rapid expansion. That experience now shapes how the firm approaches campgrounds, RV resorts, and glamping developments.

It stacks three revenue lines onto one small parcel: premium nightly cabins, a 3,000 sq ft event space, and on-site retail. A tightly themed brand supports ADRs north of $400, while proximity to Austin gives it a deep weekend and events feeder market. Concept and location, not acreage, do the work.

Campground bookings are cooling. But is that a glamping story or an RV story?

Woodall's reported this week that transient bookings are down across major platforms, with fuel prices and shorter booking windows getting most of the blame.

Here's our take. Almost all of that data describes RV and campsite inventory. The properties hurting most are pass-through parks that depend on long-distance drivers.

Glamping supply looks structurally different. Our database of 569 verified operating US glamping properties shows:

โ†’ 56% of supply concentrated in 10 destination-led states like Texas, Utah, and Montana, not highway corridors
โ†’ Average rates of $293/night, serving a traveler less sensitive to prices at the pump
โ†’ A boutique profile, with a median of just 9 units per property

Supply composition is what separates these markets.

A traveler choosing a $293/night glamping stay 90 minutes from home is making a fundamentally different decision than a retiree weighing a cross-country RV trip with gas up 37% year over year, different trip length, different price sensitivity, different product entirely.

Some news we're excited to share: we've partnered with Glamping Advisors, Europe's leading outdoor hospitality consultancy.

We've gotten to know Lars Schรคfer and his team over time, and what stood out is how much we approach the work the same way, a real commitment to integrity, doing the homework, and backing work with solid data. That shared philosophy is the whole foundation here.

RoverPass began when its founder couldn't book a campground online anywhere he looked. Most parks were still using a paper notebook. Today, campgrounds and RV parks around the country run their whole operation on the platform he built.

This week: Columbia Gorge Getaways in Carson, Washington

Roads are kept narrow, structures are milled from timber harvested right on the property, and power is supplemented with solar โ€” proof that you can build a beautiful retreat in harmony with the land.
