Worried you might regret buying a home right now?

Even though rates are still higher than buyers would like, everyday costs are up, and the economy feels uncertain, a recent NerdWallet survey found most buyers who’ve already made the leap say they’re glad they did. Only 3% actually regret it.

That’s a good reminder that homeownership isn’t really about whether you bought at the “perfect” time, rate, or price. It’s about what owning a home can do for you over time.

As home values rise and you pay down your mortgage, you build something called equity. And that equity can eventually give you more flexibility, more financial options, and more freedom when it’s time for your next move.

So, if buying is something you still want, don’t let today’s uncertainty automatically talk you out of it.

Let’s look at what’s possible and whether there’s a path that makes sense for you.

Hoping for (or Dreading) a Housing Crash? The Experts Just Weighed In.

Whether you're bracing for a crash or hoping for one, the verdict is the same – prices are still expected to rise, not fall. Let's talk about what that means for your market and your plans.

Half the buyers out there are scared home prices are about to crash. The other half are hoping they will.

Some homes get multiple offers in days, while others sit on the market with little interest. What’s the difference? Often, it comes down to key red flags that make buyers hesitate—or walk away altogether. Here are a few of the biggest deal-breakers:

🚨 Major Structural Issues – Foundation cracks, roof damage, or signs of water intrusion can scare buyers away fast.

🚨 Overpowering Odors – Whether it’s pets, smoke, or mold, bad smells make a lasting first impression (and not in a good way).

🚨 Old or Faulty Major Systems – An outdated HVAC, old plumbing, or a failing electrical system can feel like a ticking time bomb.

🚨 Overpricing – Buyers are well-informed and can spot an overpriced home from a mile away. If it doesn’t match the market, they’ll move on.

Sellers, the good news is that most of these red flags can be addressed before listing!

Want to make sure your home attracts serious buyers instead of scaring them away? Let’s chat about the best ways to prepare for a smooth and successful sale. 📩

Some of you are scared home prices are about to crash. Others are hoping they will. But will it happen?

Fannie Mae just asked over 100 housing experts where prices are headed through 2030. And the consensus is prices are expected to rise, not crash.

Even the most pessimistic experts still forecast prices will go up 6.6%.

So, whether you're bracing for a crash or hoping for one, the forecast is clear. While some markets may see small short-term declines, home prices are going to keep going up nationally.

Have questions about what this means for your move, or what’s happening locally? Let's chat.

Does one size ever really fit all? One mortgage rate doesn't either.

You may be seeing today’s higher rates and worrying about whether it’s still worth it to buy. Here’s what you need to realize…

Mortgage rates differ just like the people who apply for loans. So, the rate you see online isn’t necessarily the one you’d get when you buy.

Your real mortgage rate is specific to your individual situation. It can be higher or lower than what you've seen or heard.

So, don’t assume the rate in the headlines is your rate. Before you decide you can't buy a home or that you should wait, find out what your real rate is. You'll know what your options are and get a map to what's possible.

And a quick conversation with a loan officer is the perfect place to start.

Selling your home but not quite ready to move? We have terms that let you stay in your home after closing. You may or may not pay rent to the new owner. This can be a game-changer if you're waiting for your next home to be ready or just need extra time to transition smoothly. Here’s what to keep in mind:

📌 Negotiate Terms Upfront – Discuss the rental period, monthly cost, and responsibilities with the buyer before finalizing the purchase contract.

📌 Know the Market Conditions – Buyers in a competitive market may be more open to an extended occupancy period for you if it helps secure the home they love.

📌 Understand the Risks & Protections – A well-drafted agreement ensures both parties are protected and clear on expectations.

A prenegotiated occupancy period can provide flexibility and peace of mind while you make your next move. If you’re planning to sell but need extra time before moving, let’s explore your options! 📩

Price cuts have climbed for 7 straight months.

Right now, more than 4 in 10 homes for sale have already had one, and it usually comes down to one thing – the market's moving faster than most sellers expected and their pricing hasn’t necessarily kept up.

A home that needs a cut usually just sat too long priced above what buyers will actually pay right now.

Selling soon? Let's set your number right from day one, so you skip that wasted time.

House hunting? A home that's had its price reduced means the seller's already been through that wait. And sellers who've been sitting are usually ready to deal.

Waiting for mortgage rates to come down may feel like the only way to make buying a home possible.

But 41% of buyers who waited wish they'd bought sooner – before rates and prices rose again.

Right now, factors like inflation, the economy, and global events are all having an impact on rates – and it’s not in the direction you’d hope.

So, for a lot of buyers, waiting might not pay off. Sometimes it just means putting your life on hold for what feels like too long.

Before you decide to hit pause on your move, talk to a trusted lender. They’ll go over options that can help make buying work at today’s rates, and how to get the best rate you can.

You certainly don’t have to buy now. You should buy when the numbers work for you. But you should at least know your options before making a decision.

Not every home on the market is priced right, and an overpriced listing can slow down your home search or leave sellers wondering why their home isn’t moving. So, how can you tell if a home is priced too high before investing your time and energy? Here’s what to watch for:

📊 Compare Recent Sales – Look at similar homes that sold in the last 30–90 days. If a listing is way above comparable sales, it might be overpriced.

⏳ Days on Market – If a home has been sitting much longer than others in the area, the price could be the reason buyers are hesitating.

💰 Price Reductions – Multiple price drops over time can signal that the home started too high and is struggling to attract offers.

📍 Location vs. Price – A home priced above others in the same neighborhood should have clear justifications, like premium upgrades or a bigger lot.

Working with an agent who knows the market can help you avoid overpriced listings and focus on homes that truly fit your budget. Want expert guidance on your home search? Let’s chat! 👇
