What We Look For Before You Sign a Lease

A commercial lease is one of the longest financial commitments a new optical practice owner will make — often longer than they'll keep some staff, and harder to exit than most other decisions in the first year.

Before signing, we look closely at:

→ Co-tenancy and exclusivity clauses — is there anything stopping another optical business from opening two doors down?
→ Escalation terms — how much can rent increase, and how often?
→ Build-out allowances — what's the landlord actually contributing versus what comes out of your budget?
→ Exit and assignment terms — if you ever sell the practice, can the lease transfer cleanly to a buyer?

A good location can still be a bad deal if the lease terms work against you.

Financial KPIs Every Optical Owner Should Track

Most optical practice owners track revenue closely. Fewer track the numbers that actually predict trouble before it shows up in revenue.

A short list worth reviewing monthly, not just at year-end:

→ Capture rate — the percentage of eye exam patients who also purchase from your dispensary
→ Average revenue per patient encounter
→ Inventory turnover — how quickly frames and contacts actually move, not just what's on the shelf
→ Overhead as a percentage of revenue, tracked over time rather than as a single snapshot

None of these are complicated to calculate. The value is in tracking them consistently enough to notice when one starts drifting.

Deciding to sell a practice is rarely one big moment — it's usually a handful of smaller signals adding up:
→ You're more excited talking about retirement or your next chapter than about the practice's next five years
→ Growth has plateaued and reigniting it would take energy you're not sure you want to spend
→ You'd rather hand off to someone who'll take it further than watch it slowly decline under reduced attention
If that sounds familiar, the most valuable thing you can do isn't listing the practice tomorrow — it's spending 6–12 months first making sure the financials and operations will hold up under a buyer's scrutiny.

A few honest signs it might genuinely be time to consider a second location — not just "business is good":
→ You're regularly turning away appointment requests because you're fully booked weeks out
→ Your current lease or space is capping how much more volume you could physically handle
→ Your systems (scheduling, inventory, staff training) are documented well enough that someone else could run them without you standing over their shoulder
→ You've identified a specific underserved market, not just "somewhere nearby"
