New home construction is at a post-pandemic low. Sun Belt cities are especially taking a hit, where building permits have fallen anywhere from 10-25% in the last year, and construction costs and buyers who are being priced out of the market, are major contributors. Secondary contributors include costs for materials and fuel, lack of developable land, supply chain issues, and rising interest rates. While lumber and steel prices are not as high as they were in 2022, they remain exorbitant expenses affecting construction costs. The slump we are experiencing as we have in the past, affects almost all disciplines, including landscape architecture, and creates a ripple effect where we shift from designing new large scale residential communities and turn towards individual home remodeling, building or renovating public infrastructure, and high-end projects.

Mesa Verde permits up to 3,650 single family and multi-family dwelling units, approximately 4 million square feet of business park uses, and over 500 acres of Natural Open Space, parks, and recreation areas. FORMA prepared the Mesa Verde Specific Plan Amendment document and landscape review, and provided GIS mapping and analysis.

Investing in street layouts, parks, and amenity design before entitlement approval can feel like spending money on a plan that may still change.

But the most expensive design problem is often the one discovered too late.

Before entitlement, the biggest pieces are still movable: streets, grading, drainage, entries, open space, parks, and amenity locations.

Once those decisions harden, even a small change can ripple across multiple disciplines. What could have been an early adjustment becomes redesign, additional coordination, and another round of review.

At FORMA Design, we’ve created entitlement graphics that have supported successful approvals by helping reviewers and stakeholders understand the proposed design, its intent, and how the community fits together.

Early design is more than an aesthetic investment. It is an opportunity to expose risk while the plan can still change.

It may seem counter-intuitive, but Labor Day weekend is a great time to work on your garden projects. Plant cool-season greens & roots AND warm-season vegetables & herbs. This is also an excellent time to plant flowers such as marigolds, cosmos, dahlias.

Creative, inexpensive ways to personalize your outdoor space include adding string lights, painting an accent wall or concrete flooring, or creating seating from wood pallets. Happy Labor Day everyone!

There’s been a great deal of buzz regarding 𝗔𝗜 (Artificial Intelligence) for its use in certain disciplines. As designers, our goal with 𝗔𝗜 is not to replace jobs or design itself but to generate materials quickly and relay our design concepts to stakeholders, and explore additional creative solutions that otherwise may not have been considered. We can visualize colors, materials, plant material, and seasons instantly to help guide us to making informative and sustainable decisions. 𝗔𝗜 is a tool to improve, optimize, and showcase our creativity.

A successful mixed-generation community should have multiple amenity zones.

Residents use outdoor space in different ways throughout the day—playing, gathering, relaxing, walking, and connecting with neighbors. The most successful communities make room for each of those moments.

That can mean pairing active play areas with nearby shaded seating, creating social spaces that feel comfortable for both casual use and events, and connecting everything with walkable, landscape-rich paths.

The goal is not to design separate spaces for separate age groups. It is to create a community with more than one way to belong.
