Rain Day for most growers in SW Iowa. A majority of farmers are finished or nearly finished with soybean harvest. Yields in SW Iowa have been good to excellent and very consistent with most yields between 60-70 bushels per acre. Early reports on corn yields have been good, but variable and inconsistent. Depending on location and late season wetness, yields have been between 170-240 bu/acre.

We are starting to see and get reports of grain quality issues in corn and soybeans in SW Iowa. Corn kernels sprouting in the ear and discolored purple soybeans. We will be reporting this to our crop insurance agent and if you are seeing this in your fields, you should do the same. I strongly discourage producers from storing grain with quality issues as crop insurance may not cover damages once it is put in the bin.

Harvest Season in HERE!! Although the weather has not been cooperating lately, soon fields will be filled with combines, tractors, grain carts, and semis. This also means that local roadways will have increased harvest traffic. Please be careful to keep an eye out for our slow moving friends and neighbors during harvest season.

Early corn yield indications in SW Iowa are excellent and I expect this trend to continue with many yields exceeding 220 bu/acre. I have not had any yield reports on soybeans yet, but the late summer weather set-up was ideal for very high yields.

Nearly all of our cash rent leases were terminated in August in order to renegotiate terms for the 2027 growing season. Although 2026 yield prospects are excellent and corn and soybean prices are strong, input prices are very high, especially for diesel and fertilizer. I expect to renegotiate our cash rent leases before the end of the year and expect modest increases in rental rates compared to 2026.

The agricultural land market remains strong. In general, land prices declined modestly during 2024 and 2025, but recent sales indicate that prices have stabilized and have begun to increase. Demand is very strong for high quality farmland and is improving on medium quality farmland. Very limited inventory of farms for sale has also been supportive of land prices.

REMINDER: Lease terminations are required in writing prior to September 1st. This applies to both landlords and tenants if they wish to renegotiate terms for 2027. With good yield prospects in the area and rising commodity prices, updating lease terms may make good sense heading into the 2027 growing season. However, high input prices remain an issue and should also be kept in mind when considering landlord and tenant returns for 2027.
