The following is a true description of transaction which can be fully documented.
Recently Gale and I sold a 10 acre horse ready farm and home. As we worked through the listing prices, we were having trouble at any amount above $450,000 with 3% commission to each of the agents.
We sold the house at auction. For a final bid of $500,000 plus an 8% bidder premium. At minimum we saved the seller over $50,000.00 maybe with an full net of over $70,000. In this case, the buyer's agent earned $15,000; the listing agent earned $15,000; and the auctioneer was paid $10,000. Plus, the buyer knew they paid no more for the property than the market truly required.

Wrote an auction summary letter to our seller client on Friday. I've never enjoyed not getting that next bid, but it's always a joy to write words like these, "...the auction increased your net proceeds from $50,000 to $65,000 over our estimated sale price."
Real Estate Auctions work. The paradox, buyer's always feel they paid too much, sellers always feel that they got paid too little, but in reality, modern auctions deliver. Sellers get all their property was worth that day, and buyers always know they paid only what they had to pay.
Now, just that one more bid. Just bid once more. :) :)
