The following is a true description of transaction which can be fully documented.
Recently Gale and I sold a 10 acre horse ready farm and home. As we worked through the listing prices, we were having trouble at any amount above $450,000 with 3% commission to each of the agents.
We sold the house at auction. For a final bid of $500,000 plus an 8% bidder premium. At minimum we saved the seller over $50,000.00 maybe with an full net of over $70,000. In this case, the buyer's agent earned $15,000; the listing agent earned $15,000; and the auctioneer was paid $10,000. Plus, the buyer knew they paid no more for the property than the market truly required.
