🚨 Indiana Property Owners: Don’t Leave Money on the Table! 🚨
Did you know that in most Indiana counties, the deadline to appeal your property tax assessment is June 15th? 🗓️⏰
If your latest Form 11 (Notice of Assessment) made your jaw drop, you aren't alone. Assessments have been skyrocketing, but you don't just have to sit back and take it. If your assessed value is higher than what your property is actually worth, you have the legal right to challenge it!
Why should you consider appealing?
• 📉 Lower Assessment = Lower Taxes: A successful appeal directly reduces your property tax bill.
• 🏡 Correcting Errors: Property cards often have mistakes—like incorrect square footage, wrong number of bathrooms, or missed structural issues.
• 📊 Market Reality: If houses in your neighborhood are selling for less than your assessed value, you have a case.
🛑 The Clock is Ticking!
The June 15th deadline is a strict cutoff for most counties. If you miss it, you lose your right to dispute this year's valuation, locking in those higher taxes for the upcoming cycle.
Navigating the appeals process requires solid evidence, market data, and a clear understanding of Indiana tax codes. Don't go at it alone and risk getting denied!

🏛️ Property Tax Bills Are Arriving Soon! 🏛️

As we head into late March and early April, property tax statements will be hitting mailboxes across Indiana. For many residential and commercial owners, these 2026 bills may bring "sticker shock" due to significant administrative shifts in how base costs are calculated statewide.

While recent legislative changes like Senate Enrolled Act 1 aim to provide relief for many, commercial and industrial properties have seen base cost estimates jump by 30% to over 50% in recent cycles. If you believe your property has been over-assessed, you have the right to appeal—but deadlines are strict.

Why Is Your Bill So High?

Massive Base Cost Increases: Recent changes to state cost data have spiked assessments for big-box retail, warehouses, and office buildings.

Trending Adjustments: Annual "trending" can align your tax bill with inflated market prices even if your property hasn't changed.

Subjective Errors: Mistakes in property condition, grade, or square footage can lead to thousands in overpayments.

🇺🇸 Honoring the Past, Protecting Your Future: A President's Day Message 🏛️
On this President's Day 2026, as we reflect on the leaders who shaped our nation, I am reminded of Thomas Jefferson’s insight: "The purse of the people is the real seat of sensibility." At Centurion Property Tax Professionals, we believe protecting that "purse" starts with ensuring your property taxes are fair, accurate, and transparent.
As your President, I know that for many NWI business owners and residents, the arrival of property tax bills this spring can feel like a daunting challenge rather than a civic duty—especially with the recent administrative shifts in assessment base costs we've seen this year.
🛡️ Our Executive Commitment to You:
Leadership is about advocacy. Whether you own a family home in Munster, a retail strip in Merrillville, or an industrial complex in Gary, our mission is to stand between you and over-taxation.
We Scrutinize the Data: We find the "subjective errors" in grade and condition that the county’s mass-appraisal computers miss.
We Challenge the "Trending": Just because market prices rose doesn't mean your specific assessment should skyrocket.
We Uphold Your Rights: You have a right to a fair valuation, and we have the expertise to prove it.
đź“… A Timely Reminder
While government offices are closed today for the holiday, the clock is ticking toward the June 15th appeal deadline. Don't wait for "sticker shock" to turn into a financial burden.
If you’re concerned about your upcoming 2026 tax bill, let’s start a conversation. Initial consultations are always 100% free.

📬 The "Other" March Madness is Coming...

It’s February 14th, which means love is in the air—but your property tax bill is right around the corner!

For many of us, property tax statements will start hitting mailboxes in late March and early April. This is your yearly reminder that what the county says your home is worth and what it's actually worth can sometimes be two very different numbers.

Why You Should Be Getting Ready Now:

The Deadline is Real: In Indiana, the window to appeal your assessment typically closes on June 15, 2026. If you wait until you're writing that first check in May, you're already behind the clock.

Assessment vs. Reality: Tax bills are based on assessments from earlier dates. If you feel your assessment doesn't reflect the current market or includes errors, you have the right to challenge it.

New Relief for 2026: While you may see some automatic relief this year—like the new 10% homestead credit (up to $300)—an unfair assessment can still eat up those savings and then some.

Don't let an "estimate" determine your bank account's fate. If your bill looks a little too "ambitious" when it arrives next month, let’s huddle up. I specialize in making sure you only pay your fair share—not a penny more.
