November slowed down as early winter + cautious buyers shaped the market. Sales dipped below October and last year.

Active listings edged down, but Months of Inventory rose — showing a tilt toward higher supply and a more pronounced seasonal slowdown.

Rate cuts offer some optimism for winter activity and a steadier start to 2026.

By the Numbers:
• 880 sales (down from 1,177 in October)
• 18.2% lower than Nov 2024
• YTD sales still +1.5%
• Avg price: $680,496 (+2% YOY)
• YTD avg: near $700K (+3%)
• Single-family avg: $825,827 (+4.8% YOY)
