DFW just posted another balanced-market month and the number that matters for builders isn’t the headline price.

Per MetroTex Association of REALTORS® (September 2026), the Metroplex sat at 4.5 months of inventory, with 34,502 active listings and 7,228 closings (−6.6% YoY). Median sale price: $379,990 (−1.6% YoY). Typical days to sell: 95.

What that means on the ground:
1. Buyers have more options — rate buydowns and closing credits often beat a flat list-price cut for protecting comps.
2. Submarket inventory still varies. Before releasing the next phase, check months-of-supply in your ZIP, not just the MSA average.
3. Absorption assumptions from 2023–24 are stale. Model slower DOM and sharper sold-to-list discipline into your pro forma.

If you’re developing or building in North Texas right now, how are you adjusting pricing and incentives for a 4–5 month supply market?

💰 Are you overlooking valuable tax-saving opportunities in real estate?

Real estate investors and developers may be missing opportunities to optimize their tax deductions simply because they aren't familiar with the strategies available to them.

In this video, we discuss three important concepts worth understanding:

🏢 Cost Segregation — Identify property components that may qualify for shorter depreciation periods.

📊 Bonus Depreciation — Understand how eligible assets may qualify for accelerated tax deductions under applicable tax rules.

💡 Capital Expenditures vs. Expenses — Proper classification can make a meaningful difference in how property-related costs are treated for tax purposes.

But here's the catch: understanding the difference between active and passive losses is crucial before implementing these strategies.

At the Real Estate Forum (REF), we believe informed decisions start with the right conversations and insights.

Your tax bill is often decided long before tax season.

Yet for many business owners, tax planning starts with one question:

“How much do I owe?”

By then, many of the decisions that could have changed that number have already been made.

Your business structure.
How you reinvest your profits.
Retirement contributions.
Hiring decisions.
Available deductions and credits.
Even investments in innovation.

These aren’t just business decisions. They can also have significant tax implications.

The real opportunity isn’t simply finding ways to reduce your taxes after the year is over.

It’s planning ahead so your business decisions and tax strategy work together.

If you’re only discussing taxes with your accountant when filing season arrives, you may be starting the conversation too late.

When does tax planning start in your business — throughout the year or at tax time?

One of the biggest advantages in real estate isn’t sitting in a spreadsheet. It’s knowing who to call.

The right city insider can help you understand the market beyond what’s publicly available.
The right lender can help you look at capital differently.

The right attorney can help you think through structure and risk.
And an experienced developer can help you avoid lessons that are expensive to learn yourself.
None of these replace doing your own homework.

They make your circle stronger when it’s time to make decisions.

That’s the value of building a real network not collecting business cards, but building relationships you can actually rely on.

A lot is happening across commercial real estate right now.

Rates are back in focus, office is recovering — but not evenly — and multifamily fundamentals are starting to look better.

At the same time, Texas continues to see major development activity, from industrial and life sciences to luxury and mixed-use projects.

And data centers are facing a different challenge: demand is strong, but finding enough power is becoming a bigger part of the real estate equation.

Here’s what stood out to us in late September:

01 — Capital markets
The Fed raised rates by 25 bps to 3.75%–4.0%. For CRE, that means tighter refinancing and acquisition math.

02 — Office
The recovery is happening, but Class A and prime properties are still pulling ahead of weaker assets. National vacancy remains around 17.8%.

03 — Multifamily
Vacancy is moving lower as deliveries slow, and rents are modestly higher. New development, however, is still tough to pencil.

04 — Industrial & life sciences
Houston is seeing both adaptive reuse and large-scale investment, including the redevelopment of Greenspoint Mall and Eli Lilly’s $6.5B Generation Park project.

05 — Luxury & mixed-use
Major projects are still moving in Texas, including Four Seasons Private Residences Lake Austin and Shivers Farm in Southlake.

06 — Data centers
Construction spending is running near 3× last year’s pace, but power availability and interconnection timelines are becoming just as important as land and capital.

That’s the market we’re watching going into the end of September.

Before you call a property a good deal, check the insurance.

Not just the current premium.

Look at the coverage.
Look at the renewal.
Look at the property's risk profile.
And look at what happens to your numbers if that cost moves again.

Because insurance isn't sitting outside the investment model anymore.

It can change the operating expense, cash flow and ultimately the assumptions behind the deal.

For investors and developers, that makes re-underwriting more important than ever.

The market changes. Your underwriting should change with it.
