Just opened your appraisal notice and the number is higher than expected? Don't panic. Here's what to do in the next 30 minutes:

Step 1: Compare to last year. How much did your value jump?

Step 2: Look up what similar homes near you actually sold for. If those prices are lower than your appraised value - that's your case.

Step 3: Check that your homestead exemption is active. If you bought your home recently and haven't filed, you're missing up to $100,000 off your taxable value. Deadline: April 30.

Step 4: File your protest. You have until May 15 (or 30 days after your notice). Filing preserves your rights - you can always withdraw later.

The worst thing you can do? Nothing. Even if you're not sure you have a case, file anyway. It costs nothing and you lose nothing by trying.

Filing a property tax protest? Here's exactly what to write on the form - and what NOT to write.

Check these two boxes (always):
1. "The appraised value of my property is incorrect" (market value argument)
2. "The appraised value is unequal compared with other properties" (equity argument)

Always check both. They let you present different types of evidence. You can drop one later, but you can't add a reason after you file.

In the description field: Keep it short. One or two sentences. Something like: "Comparable sales in my area support a lower value than the district's appraisal."

What NOT to write:
- Emotional arguments ("this is unfair")
- Complaints about tax rates (the protest is about your value, not the rate)
- Threats (never helps)
