This was a journey, but nothing I couldn't handle, lol. Mark and I have been friends for several years now. In fact, I sold Mark this home back in 2014! Since then he got married and the time came to sell and get something bigger.
I put the home on the market to sell. The first buyer offered 5K less, and walked during the option period because they wanted something bigger. Back on the market. The second buyer offered 5K less than the first buyer, made it less than a week from closing and defaulted on financing. YOU BETTER BELIEVE I made sure my sellers kept the earnest money. Back on the market, AGAIN!
So, now Mark and Brianna are super frustrated. They have already closed on their new home, and get close to now carrying two mortgage payments. And our listing has gone stale on the market.
I came up with a GUARANTEED strategy that took some serious convincing, but they agreed. I took the home off the market for 30 days to refresh the days on market, did a full marketing facelift to include interior, exterior, day and twilight shots. I even staged the home. We relisted, went under contract in 2 days, and sold 5K OVER ASKING in less than a month just as promised! Needless to say, Mark and Brianna nothing less than HAPPY!
