• Current average rent: $951/month
• Market rent: $1,050/month (+10.4% upside)
• Priced around $70K per unit, while similar properties have sold between $83K and $118K per unit
• Target 7-year hold with projected ~22% levered IRR and ~3.3x equity multiple (sponsor projections)
