Nobody looks at this picture and says “rural.”

USDA’s map is bigger than the word — eligibility runs right up to a metro’s urbanized edge, and some of the strongest projects in the country sit just outside it.

One of our recent USDA closings: $17,950,100 — a manufacturing and fabrication company in Texas.

B&I carries the land, the building, the equipment — one fully amortized loan. That’s what it was written for.

One lookup settles it. Send me the address, and I’ll check it against the map before you spend time on anything else.

Some of the strongest businesses in America sit just outside the city limits — and a surprising number of them are USDA-eligible without knowing it.

The rule isn't "country." It's a town of 50,000 or fewer that sits outside the urbanized area attached to a bigger city. That takes in a lot of places that don't feel rural: the county seat with the hospital and the high school stadium, the industrial park where the metro's suburbs stop, the town thirty minutes past the last exit with a plant and a distributor and a hotel off the interstate.

Being rural isn't a hurdle. It's a qualification — up to $25 million per borrower, fully amortized, no balloon, for the business that happens to sit on the right side of the line.

Geography can work for you. Most owners never check. Have an address? Send it to me and I'll check it against the USDA map before you spend time on anything else.

Every rent check retires debt. It just isn't your debt.

The landlord's mortgage gets smaller each month, the building's equity grows, and at the end of the lease you own exactly what you owned at the start — which is nothing, plus a renewal letter.

Owner-occupied financing moves that payment to your side of the ledger. The business occupies the building, the loan buys it, and the money that was rent becomes principal on an asset you keep when you eventually sell the company or retire.

It isn't right for everyone. If you might outgrow the space in three years, or the location is wrong, staying a tenant is the correct answer. But if you've been in the same building for a decade and expect to be there for another one, you're financing someone else's retirement.

Send me your current rent and lease term and I'll walk through what owning that space would actually look like. I am happy to talk.

More than twenty years into running a trucking company, this owner saw a competitor winding down and moved fast: tractors, trailers, and inventory, all in one purchase. We financed it as an SBA 7(a) expansion, so the company added capacity without stretching its cash. The best part: they came back to us for it. Congratulations to a returning client who keeps building.

You don't have to start from zero to own a business. This $2.7M SBA 7(a) closing financed the acquisition of an established custom furniture and drapery manufacturer in Nevada — working production lines, standing client list, revenue from day one. Sometimes the best way in is through a door that's already open.

Startups are the closings you remember. $550K in SBA 7(a) financing built out a brand-new auto shop in Texas — eight bays to start, designed for twelve, and a first year rent-free that took real negotiating. Congratulations to the owner.

Thirty years in lighting and semiconductors, and now the business is hers. We closed $2.1M in SBA 7(a) financing for the acquisition of an established holiday and decorative lighting company in Texas.

This is my favorite kind of acquisition: a buyer whose entire career prepared her for the business she bought. The company came with an experienced team that stayed on, year-over-year growth, and a loyal customer base that comes back every season.

Deep industry knowledge is one of the strongest assets a buyer can bring to the table, and lenders notice. If you have spent a career mastering an industry and are ready to own a piece of it, I would love to talk.

Closed $2M in SBA 7(a) financing for a window-treatment manufacturer in New York.

What I like about this one: they started in 2021 selling retail, saw where the real demand was, and rebuilt the business around commercial clients. Hotels, hospitals, senior living. They brought manufacturing in house and kept the supply chain entirely domestic.

The financing did three jobs at once. Bought the building they had been leasing, refinanced existing debt into SBA terms, and left working capital in place to keep up with commercial orders.

That combination is what 7(a) does well and what a lot of owners don't realize is available to them. If you're weighing a building purchase against your working capital needs, you may not have to choose.

After a career built on consumer-products sales leadership, category analytics, and a decade in brand strategy, our client just became an owner. The business: a 36-year-old wholesale produce distributor in New York with hundreds of recurring customers and dozens of local farm partners. $1.3M, SBA 7(a). The move from executive to owner is one of my favorite closings to work on, and this buyer is as prepared as they come.

Congratulations, and welcome to ownership. If you're an executive thinking about making that same move, reach out.
