🌟 ELM is Excited to Announce a New Project in Boston with and 🌟

ELM is thrilled to partner with DREAM Collaborative and Hemenway Construction on a new multifamily development in Roxbury, MA. This project, located on a formerly vacant lot, will introduce 12 new housing units to the community, with construction slated to begin in June 2024 and completion expected by 2025.

The development will consist of six 1-bedroom units and six 3-bedroom units, with a percentage designated as affordable housing. Spanning a property size of 10,077 square feet, this project aims to provide comfortable and sustainable living spaces for future residents.

♻️ Sustainability is at the forefront of this project. DREAM Collaborative, with the help of ELM Consulting, plans to incorporate several green initiatives, including electric vehicle (EV) charging stations and solar photovoltaic (PV) panels on the roof. These features will be incentivized by the local utility, enhancing the project’s environmental impact and efficiency.

🏢 The building will exceed standard code requirements, striving for Energy Star certification through a range of energy-efficient measures. One notable technology to be employed is AeroBarrier, which ensures an airtight building envelope, significantly reducing energy consumption. These sustainable practices will contribute to substantial utility incentives, benefiting the project budget.

Danbury is anticipating a significant transformation as developer Dan Bertram, in collaboration with ELM Consulting, unveils his plan for the redevelopment of the Crowne Plaza hotel. 🏨

Bertram’s vision extends beyond a simple renovation; he aims to convert the hotel into a dynamic mixed-use property that will enhance urban living in the community. 🏙️

The cornerstone of this project is the conversion of the 240-room hotel into a contemporary residential space. With 154 studios and 44 one-bedroom apartments, the development is designed to meet diverse housing needs. 🏢

ELM Consulting is advising Bertram and his team on incorporating all possible energy efficiency and sustainability measures into this conversion project. The building will be pursuing incentives through the EnergizeCT residential and commercial new construction and renovation programs. LED lighting, advanced controls, heat pumps, and solar panels are all being considered in the final design to maximize efficiency and incentives to the project. 🌞💡

A significant focus of the initiative is affordability, with rental rates structured to be accessible for residents from various income levels. Additionally, three floors will be dedicated to innovation and creativity by hosting the Danbury Hackerspace - a local non-profit. They will pay only for their operational costs and foster new and growing small businesses in Danbury. 💡🤝

These floors will feature cutting-edge workspaces and collaborative hubs for entrepreneurs and artists, fostering a vibrant environment for growth and ingenuity in the city. 🚀🎨
