We receive many questions every day from originators - especially these days with non-QM more in demand. Our Investor Cash Flow loan continues to be a go-to and even more popular since we started accepting short-term rentals. This Friday we share a commonly asked question about short-term rentals:

Q: What types of properties do you allow for short-term rentals and how do you determine its rental cash flow?

A: Short-term rentals can be single family homes, townhomes, or condos. We do not allow condotels, the property cannot have “hotel” in the name, a front desk, or a lobby with check-in. No personal income is required, and qualification is based on the expected rental cash flow of the property. Cash flow for short-term rentals is derived using Appraisal Form 1007, the Single-Family Comparable Rent Schedule, to obtain the market rent for a conventional single-family investment property from the appraiser.
