UNDERSTANDING TENANT IMPROVEMENTS

In commercial leasing one area that can make or break a successful leasing outcome is the timely and properly budgeted upfit of a space. This work is also called tenant fit up.

As we have said before never make assumptions about any aspect of commercial leasing. Read your lease before signing so that you understand how the lease is administered — rates, terms, time limits, responsibilities etc.

For upfit issues understand time limits on landlord’s work and tenant’s work to avoid costly errors. The best scenario is that all tenant work will be completed as soon as possible to avoid paying rent before you’re open for business.

At M & M Real Estate Development we urge prospective tenants to have an attorney (or other advisor) review our lease before signing. We welcome these discussions on the front end to avoid costly misunderstandings once a lease has been signed.
