📉 Closed sales dipped slightly (-0.4%) while pending sales saw a modest rise (+1.7%).

📅 Homes are averaging 37 days on market, with sellers still snagging 99.3% of list price.

💰 Mortgage payments remain a challenge for buyers, averaging $2,637/month—almost $1,000 more than in 2021.

Home prices in Minnesota continue to climb, while inventory has seen modest gains—now at its highest level since 2019. Buyers are showing up despite mortgage rates reaching their highest point since July, with pending sales rising 8.5% and outpacing new listings. This signals a growing acceptance of the current rate environment.

“We’re at a time of year when buyers can take advantage of a slower pace and a calmer, less competitive environment,” says Geri Theis, President of Minnesota Realtors®.

Affordability remains nuanced. While mortgage rates are expected to come down, rising insurance rates and property taxes add to the cost. On the flip side, strong wage growth could improve affordability without requiring home prices to fall.

Key Stats (Year-Over-Year, November 2024):
• Closed sales: 5,158 (⬆️ 2.7%)
• Median sales price: $340,000 (⬆️ 4.4%)
• Pending sales: 4,546 (⬆️ 8.5%)
• Homes for sale: 14,398 (⬆️ 3.9%)
