It's Finished Project Friday! Recently, we wrapped up a Home Goods project for The TJX Companies, Inc. in Newburgh, NY. We performed a rear addition and façade work on a 23,000 SF Retail Fit-Out. We are very happy with how the project turned out as the design-builders on the project. Take a look at the finished photos below! Last Thursday, PREMIER Design + Build Group hosted a groundbreaking event for the 12 Porete Ave Warehouse owned by Invesco US and The Hampshire Companies in North Arlington, NJ. We are the Owner's Reps for Hampshire on the project and we're very excited to start construction on the project. Eric Gatti attended on G William Group's behalf and it was a great ceremony with some great speeches, a ceremonial breaking of the ground with gold shovels, and good food and company enjoyed by all the partners on the project.

We have another project that we're getting started on! We're very excited to construct two mixed-use buildings, one being 43,310 SF and the other being 43,200 SF of combined warehousing and office space. DMS (Development Management Services LLC) is a great client and we look forward to working with them as we push this project forward into construction. It's right on broad street going through the heart of Red Bank, and we're proud to be working on such a high-end building that will be seen by many each day. Remember when we were talking about OpenSpace's capability to show us our progress broken down by trade using their AI, our BIM model, and a 360 degree camera? Soon, we plan to offer this transparency to clients as a part of our services. Clients will be able to track their project's progress in real time within about a percentage point of accuracy by comparing our live captures with a simple site walk and our BIM models. It is a very in-depth, accurate tool to be able to visually communicate project progress to our clients. This will be especially valuable for project stakeholders who geographically can't make it to the site as often as they'd like.

Here's an example of the insights from one of our ongoing projects and just how powerful of a tool this is. It can differentiate between Hung and Taped drywall very accurately, as an example. We are committed to working with new technology to be the best we can be. Stay tuned for how we further integrate this technology on our projects and how this could benefit you as one of our potential clients.

As we see the Warehousing & Distribution real estate and construction market boom over the last year+ in New Jersey, new non-mandatory guidance has been released by the state of New Jersey's Planning Commission regarding the siting of warehouses in New Jersey that are somewhat more stringent.

Many township officials have been calling the guidance "laughable". Not only that, but 1/8th of jobs are in the logistics, wholesaling, or warehousing and distribution sector in the state of New Jersey. Limiting the amount of responsibly-sited warehouses inherently hurts the economy of the state. Another key consideration is that this guidance can be weaponized by those 'who don't want in their backyard', and there are plans to make extensive revisions to the guidance to allow for responsible growth.

We want to open this up to our network. What do you think of this new guidance? We believe that the townships are doing a great job individually maintaining responsible siting of warehouses to balance growth and development with minimal local impact, without a one-size-fits-all approach from the state. We have another project update for our Ray Catena Lexus of Monmouth project in Oakhurst, NJ. We're almost finished with this one! It's a 58k SF Garage addition to an existing dealership. It's Training Day here at G William Group. Today, we had Signature Safety, LLC come by to give our office Aerial Lift safety training. A huge thanks to them. We have an ongoing dedication to safety and making sure our staff and those we work with return home safe each and every day from the job site. Another huge shoutout to Alec Thie of Semcore II Rental Center for providing the Aerial Lift for our training. We highly recommend using Semcore for any of your equipment rental needs, from Pumps and Excavators to Boom lifts and much more. They will take good care of you!
