Villages of Stonebridge Homeowners Association Serves the homeowners of the community to assist in maintaining the neighborhood.

All board members attended the quarterly meeting on May 18.

Landing's representatives: Larry Klutts and Rick Loven, Lakewood representatives: Pat Joyce and Jim Stephens, Cottages I representative: Lane Roberds and Cottages II representatives; Charles Woods and Jane Zimbelman.

The Treasurer reported on the finances and provided an update on outstanding annual dues. The board voted unanimously any outstanding dues after the notice of lien, will be turned over to Villages of Stonebridge legal counsel for collection.

The plan for the Stonebridge repairs has been submitted to the City of Edmond.

The proposed amendments to the Villages at Stonebridge Declaration were reviewed, The wording of the amendments will be finalized in the near future.

The swimming pool will open the late afternoon/evening of Friday, May 22 and will close on Labor Day. A new pool cover will be delivered at the end of the season.

The pest control vendor relocated three beavers and the damaged trees have been removed. Please notify the board if you see any indication of the beavers returning.

The recumbent bike has been repaired and other equipment maintenance will occur in the near future.

The water pressure for the common area irrigation system has been low. It was discovered that repairs to the water well is necessary, quotes are being solicited. A reminder, the common areas irrigation system is supplied by the water wells on the common property.

Reminder

The Annual Neighborhood Cleanup will take place on Saturday, April 18, from 9:00 to 11:00 AM.

I will pick up the supplies this week; grippers, bags, reflective jackets.

The Board met Monday, March 30, to review the proposed amendments to the Covenants, Conditions and Restrictions drafted by the Association’s attorney. The board is asking for clarification on some wording and procedures before presenting the amendments to the association for approval.

The Design Guidelines provide the rules and requirements for the application and maintenance of community wide standards for consistency, quality and enhancement of property values.

A few of the requirements that are most frequently violated are as follows;

Fences damaged or destroyed

Landscape maintenance; removing weeds, trimming and or replacing diseased and/or damaged plants and mowing.

Yard Signs-the exceptions are; Open House, House for Sale or Lease and Security sign.

Trash Containers- Shall not be stored in view from the street.

Please review the Design Guideline Rules and Penalties for a complete list of violations and fines associated with each violation.

Pat Chivers at 3801 Lockhart Dr is December's Yard of the Month recipient. The Villages of Stonebridge neighborhood had many holiday yard decorations, and thanks go out to every individual who took part.

Summary of Villages at Stonebridge Board Meeting, July 15, 2025.

The board continued to discuss plans and ideas for the repairs of the gaps and cracking on the streets of the gated communities of Cottages 1, Cottages 2 and Lakewood. The cracks in Lakewood will require some extensive repairs.
The board is seeking updated quotes from vendors to present to the residents of those
areas.

The board also continued to look into options to have the stone veneer on the south side of the stone bridge repaired.

The new pool canopy was installed at the beginning of the summer season. The board will request bids to remove the canopy after the end of the pool season and store it inside to greatly extend its useful life. The board has received a bid of approximately $11,500 to replace the current pool cover. The current cover has
multiple holes and tears, but should last through the 2025-2026 winter.

The board will request bids to paint the clubhouse and interior pool rails.

Stainless steel screws will be ordered
to secure drain grates in the pool.

Additional fobs and a fob reader have been secured and provided for distribution to Neighborhood Services. The proposed fob policy was approved.

Plans were formed to host a Fall Neighborhood Meet and Greet for 2-4 pm, Saturday, November 8, 2025.

Bids will be requested to address erosion control of two areas on Stonebridge Blvd between the entrances of Cottages 1 and Lakewood.

The dead tree near the south entrance to the neighborhood will be removed at no
cost to the neighborhood.

The board decided when renters desire to rent the clubhouse, the renter and the property owner must also complete the rental agreement and both post the required security deposit

The board disapproved a request from an outside business to use the clubhouse parking area as a holding/staging area.

Pat Joyce in the Lakewood area was approved as a member of the board.
