Planning a renovation on an older building? Read this first. 🏗️

In New York State, buildings constructed before 1974 need an asbestos survey by a certified inspector before renovation or demolition work begins. Skipping it can mean stop-work orders, surprise costs, and real health risks for workers and occupants.

Asbestos isn't the only concern. Depending on the property, you may also need:

**Out in the field in Groton! 🏘️**

Today the CMD Group team was in the Village of Groton working on their NY Forward Small Project Fund. We spent time walking downtown with property and business owners, hearing their ideas for their buildings and what they'd like to see for the future of Main Street.

The Small Project Fund is a chance for local owners to make meaningful improvements to their properties, and those projects work best when they start with the people who know the community firsthand. Thank you to everyone who shared their time, their plans, and their pride in Groton.

🇺🇸 Proud to walk alongside the Southern Tier Young Marines 🇺🇸

This morning our President, Nichola Ostrander, laced up and joined the Southern Tier Young Marines for their annual Ruck March. Packs on, boots on the gravel, and a group of young people who showed up ready to push themselves and each other. 💪

At CMD Group, we talk a lot about building strong communities. Days like today are what that looks like on the ground: young people learning discipline, leadership, and teamwork, backed by families, volunteers, first responders, and local sponsors who believe in them.

A special thank you to the Elmira Heights Fire Department and the Correction Emergency Response Team (CERT) for keeping everyone safe, Blue Brother’s for cooking the food and helping set up, and to the family members who walked every step alongside the Young Marines. Thank you as well to every sponsor who stepped up for these kids. 🎖️

When you start a business, you picture the freedom. The financial stability. Being your own boss.

Nobody warns you about the rest of it.

The constant hustle. The months where the numbers don’t work. The “flexibility” that somehow means you’re working at 10pm on a Sunday. And the quiet struggle of trying not to lose yourself while you’re watching everyone else in your space and wondering if you’re doing enough.

Here’s what I’ve learned: not letting that get to you, personally or professionally, isn’t something that just happens. It’s a decision. You have to make it, and then keep making it.

Setting boundaries takes practice. So does respecting yourself enough to hold them.

To every business owner still figuring that out, you’re not behind. You’re just doing the part nobody posts about.

Rob, our COO, builds the bones of this place — the processes, the file structures, the systems that mean nothing gets lost between intake and closeout. It’s invisible work until you don’t have it, and then it’s the only thing you notice.

Heather runs our housing rehabilitation programs. The applications, the inspections, the homeowner conversations that take more patience than most people have. She keeps families moving through a process that can feel overwhelming from the outside.

Neither of them has ever asked whose job something was. They just pick it up.

Rob and Heather — thank you for your hard work, your dedication, and for being part of this company. We appreciate you more than a post can say. 🙏

It has been a busy season at Community & Municipal Development Group, Inc., and we are grateful for every bit of it.

Right now our team is working across multiple communities, administering vacant rental rehabilitation programs, supporting downtown revitalization through NY Forward, guiding housing rehabilitation work, and helping municipalities plan for what comes next. Different projects, different counties, same goal: helping communities invest in themselves.

None of it happens without trust. Thank you to the municipalities, agencies, property owners, and small businesses who have brought us into their work. We do not take that lightly. Your buildings, your neighborhoods, and your downtowns matter, and we are honored to have a hand in moving them forward.

Program Launch Day in Norwich!

Yesterday the CMD Group team was in Norwich for the launch of Development Chenango Corporation’s Vacant Rental Program, and what a turnout it was! 👏

The room was full of property owners, community partners, and folks ready to get to work bringing vacant units back to life. That kind of energy is exactly what makes these programs succeed.

The Vacant Rental Program helps property owners rehabilitate vacant residential units and return them to the local rental market as safe, quality, affordable housing. More housing options for Chenango County families, and stronger neighborhoods for everyone. 💪
