We then rent them out to tenants who are so exhaustively vetted that we have verified their rental histories by talking with at least their last three landlords. We have partnered with many individuals from all over the country who are interested in private money lending. With our trust deed investing program, our investors benefit from an average rate return of between 9%-12% for terms of three months to a year. Our program works because our private money loans are backed by the real estate property they are invested in. We have a strong track record of doing deals successfully in 12 states across the United States. Using funds provided by our lending program, we purchase and renovate properties using no more than a total of 75% of a property’s value. Since most traditional lenders will finance 75-80% of a homes’ value, we pay our private money lenders back when we refinance a property or sell the property to a private party. This process allows us to sell confidently and quickly. In addition to our trust deed investing program, and landlord opportunities, we also offer assistance to people who are interested in remodeling their residential and/or commercial properties.
