🏡 BUYER EDUCATION: Which Home Loan Is Right for You?

One of the first questions I get from buyers is, “How much do I need to put down?”

The answer depends on the type of loan you qualify for! Here’s a quick breakdown of four common options:

💰 CONVENTIONAL LOAN
✔️ Down payments can be as low as 3% for some qualified buyers
✔️ Typically requires stronger credit than some government-backed loans
✔️ Private mortgage insurance (PMI) may apply when putting less than 20% down
✔️ Great option for many first-time and repeat buyers

🌾 USDA LOAN
✔️ Can offer 0% down for qualified buyers
✔️ Property must generally be located in an eligible rural area
✔️ Income limits apply
✔️ Great option for buyers looking in many of our smaller Southern Indiana communities

🏠 FHA LOAN
✔️ Down payments can be as low as 3.5% for qualified borrowers
✔️ Often more flexible credit requirements than conventional loans
✔️ Mortgage insurance is required
✔️ Can be a great option for first-time buyers

🇺🇸 VA LOAN
✔️ Available to eligible veterans, active-duty service members and certain surviving spouses
✔️ Often offers 0% down
✔️ No monthly PMI
✔️ Can be an excellent benefit for those who qualify

The BIGGEST thing to remember: There isn’t one loan that’s best for everyone. Your credit, income, savings, location, and circumstances all play a role.

If you’re thinking about buying, talk to a trusted lender BEFORE you start house hunting. Getting pre-approved can help you understand your budget and which loan programs may be available to you.

🚗 MACKENZIE’S LOCAL FAV! 🛠️

This week’s Mackenzie’s Local Fav is one that is extra special to me — Mason’s Auto and Off Road! ❤️

Owned by one of our close friends Will Mason, Mason’s Auto and Off-Road has been serving the Princeton community for the past 3 years, offering automotive and diesel repair, performance accessories, and so much more!

But Will’s love for working on vehicles started LONG before he opened his own shop. He started tinkering with cars when he was just 8 years old, and by 10–11, he was already trying to get go-karts and four-wheelers running. His first truck was a 1968 F250 that he pulled out of the weeds after being told he could have it if he could get it running! 😂

That passion eventually turned into a business when his best friend gave him the opportunity to open a shop in a warehouse in Princeton. And three years later, he continues to work hard to grow that business and make an impact in the community.

One of Will’s biggest goals is to grow within the community and give back, while providing opportunities to others just like the opportunity he was given. At the heart of it all, he wants to build something that gives his family and kids a good life. ❤️

And I can personally vouch for Mason’s Auto and Off-Road! 😂 With the amount of miles I put on my vehicle driving all over for real estate, I’m pretty sure I’m in for an oil change about once a month! 🤣 Will also takes care of the mechanic work and upkeep on my vehicle, along with working on multiple vehicles my husband drives.

I am SO thankful I get the opportunity to highlight Will Mason and Mason’s Auto and Off-Road and watch this business continue to grow and flourish!

🏡 3 THINGS BUYERS SHOULD DO BEFORE STARTING THEIR HOME SEARCH 🏡

Thinking about buying a home? Before you start scrolling through Zillow at midnight and falling in love with houses you haven’t seen yet 😂… take these 3 steps first!

1️⃣ Know your budget 💰
Get a clear idea of what monthly payment you’re comfortable with—not just the price of the house. A lender can help you understand what you qualify for and what your payment could look like.

2️⃣ Get pre-approved 🏦
A pre-approval helps you know exactly what price range to shop in and shows sellers that you’re serious when you’re ready to make an offer.

3️⃣ Find your agent 🤝
Having an agent in your corner from the beginning can help you understand the process, find homes that fit your needs, negotiate on your behalf, and avoid unnecessary surprises.

✨ BONUS TIP: Don’t wait until you find “the perfect house” to get started. Getting your finances and team in place FIRST means you’ll be ready to move when the right home comes along!
