You can fall in love with a house in about five minutes. Figuring out what's been living in it can take a little more work.

If you're buying a home, here's something worth knowing: A standard home inspection and a wood-destroying insect (WDI) inspection aren't the same thing.

A WDI inspection looks for visible evidence of termites and other wood-destroying insects, including signs of activity or damage that might otherwise go unnoticed.

And finding evidence of past activity doesn't automatically mean the house is a bad investment. It means there are questions worth asking before you sign on the dotted line.

Whether you're buying, selling, or helping a client navigate the process, knowing what you're dealing with can save a lot of unnecessary surprises.

You've probably got a few things on your fall to-do list. Somewhere between changing the air filters and figuring out where you put the Halloween decorations, add a quick walk around the outside of your house.

Here's what we'd check:

1. Garage doors and weatherstripping for gaps.
2. Attic vents and soffits for visible damage.
3. Firewood and stored materials sitting against the house.
4. Overgrown shrubs touching siding or blocking areas you need to inspect.
5. Openings where pipes, cables, and utilities enter the home.

None of these automatically means you've got a pest problem. They're simply places worth paying attention to before winter.

And no, you don't need to get on the roof... please leave the ladder work to the professionals.

A mouse can squeeze through an opening about the width of a pencil... A PENCIL!!

Take a walk around your house this week and check the garage door seals, foundation, exterior doors, and openings around utility lines. You might be surprised how many little gaps go unnoticed.

The mice certainly haven't missed them.

A little attention now can help prevent a much bigger headache later this fall.

Not every critter we find is a pest.

This little guy showed up this week, so we moved him somewhere safer and out of harm’s way.

Sometimes wildlife control is less “get out of my house” and more “buddy, you cannot hang out in the road.” 😂

No turtles were harmed.... Just mildly inconvenienced.

🍂 Doing fall yard cleanup this weekend?

A few things worth checking while you’re out there:

• Move leaf piles away from the foundation
• Trim branches touching the roof
• Check around sheds and decks for burrows or activity
• Look for damaged screens, vents or gaps near the house
• Keep firewood stacked away from the exterior walls

Fall cleanup isn’t just about making the yard look good. It can also take away a lot of the places pests like to hide.

Colonies can stay very active into October, and this is often when homeowners notice them most around decks, siding, sheds and outdoor eating areas.

If you’re seeing steady traffic in and out of one spot, there’s probably a nest nearby 🐝

That’s one to leave to the professionals.
