Tenant issues:
I have been hired by law firm to do physical security for the safety of realtors, property management & owners, as they inspect there properties. To make sure the tenant isn't there no longer once the Sheriff's department served a eviction notice for lock out. These tenants are very crafty, smart and they know the law as it pertains to squatters rights here in California.
This is my Security advice and vital information for property owners concerning tenant evictions in any County here in California:
You have to file first with the county. There will be court dates. There will be a time frame granted to the renter. If fails to pay then and only then will they get a lock out. You have to go through the steps.
Examples below here in Solano County:

“Evictions in Solano County, CA, require landlords to follow state law, starting with a written notice (e.g., 3-day notice for nonpayment) followed by an unlawful detainer lawsuit. Tenants facing eviction can seek assistance through the Keep People Housed - Solano program, which provides financial aid and legal aid to eligible, low-income households.
Key Solano County Eviction Details:
Process: Landlords cannot use "self-help" measures (e.g., locking doors, cutting utilities). They must win a court case and have the Solano County Sheriff's Office serve a Notice to Vacate.
Tenant Protections: Under California law, most tenants can only be evicted for "just cause" (e.g., failure to pay rent, breaching lease terms).
Resources for Tenants:
Keep People Housed - Solano: Provides financial assistance for rent, utilities, and security deposits for eligible households.
Legal Aid: The Legal Services of Northern California (Vallejo office) offers assistance.
Emergency Assistance: SHELTER, Inc. may offer one-time help for rent or utilities.
Required Notice: A 3-day Notice to Pay Rent or Quit is required for nonpayment, which must list the exact amount owed and instructions for payment”

You can hire a property manager in Fairfield, California, to handle the eviction process for your tenant who hasn't paid rent in 3 months. They act as your authorized agent and must still follow the same strict legal steps we discussed, like serving the 3-Day Notice and filing the unlawful detainer.
Property Manager Role:
Property managers commonly manage evictions on behalf of owners, including preparing/serving notices, filing court paperwork, attending hearings, and coordinating with the sheriff for enforcement.
Your management agreement should explicitly authorize them to handle evictions, and they'll follow your instructions while ensuring compliance with state law.
They cannot perform self-help evictions (e.g., lock changes); only courts/sheriffs can finalize removal. Fairfield has property management firms experienced in Solano County evictions, such as those mentioned in local guides—search for "Fairfield CA property management eviction services" to find ones with good reviews.
Costs typically include a setup fee plus 8-12% of monthly rent or flat eviction fees ($500-$2000+), but they save you time and reduce legal errors.
