That’s why it’s important to approach them from a perspective of customer service, rather than an aggressive sales pitch—you don’t want to push them away. After a deal goes under contract, the contract to close process begins. This is the phase where you, the agent, need to keep your clients and the other party on top of certain deadlines for the rest of the process to move forward smoothly. You’ll need to send a copy of the contract to various parties and make sure your client is aware of terms, contingencies, deadlines, and the upcoming stages of the process. In order to best serve your clients, you’ll need to have an understanding of all these elements as well as understand where the land mines could be and prepare your clients for everything they are about to encounter.

We’ve done a lot of different testing when it comes to neighborhood farming, and in our experience, we’ve found that the less branded your mailers are, the higher your response rates tend to be. This sounds counterintuitive, but hear me out on this: Today I’ll tell you why “basic” and carefully branded farming campaigns tend to have better results. First off, a blank, yellow stock, matte-finish postcard with black writing on it might seem boring, but with all the glossy, colorful mail people usually receive, this actually helps your materials stand out.
