Which house can I afford? That's the wrong first question.

The right one is this: what will a lender actually approve, and what will that payment feel like every month?

Here's what I watch happen every fall in Fargo and West Fargo. A buyer tours on Saturday, loves a place, calls me Sunday. Then we spend two days chasing financing while somebody with a pre-approval letter already has their offer sitting in front of the seller. That's a preventable loss.

A pre-approval isn't a guess. The lender reviews your actual documents — income, assets, credit — and tells you what you may qualify for. Sellers here read that letter as proof you can close. Plenty of listing agents won't take an offer seriously without one.

So do it before you tour. Not after you fall in love.
