Another assumption we hear regularly:

"If the city approved it, it must be compliant."

👉 Not necessarily.

Municipal approvals serve an important purpose.

But ADA compliance and plan approval are not always the same conversation.

We've inspected properties that were:
→ Permitted
→ Approved
→ Constructed

And still contained accessibility issues.

Approval is important. 👉 Verification is different.

One of the reasons inspections matter is because they measure what actually exists in the field. Not what was intended.

AGE DOESN'T ELIMINATE OBLIGATIONS

One of the most common things we hear during inspections is:
"This building has been here forever. That's usually true.

What often follows is the assumption that age somehow exempts a property from accessibility requirements. It doesn't.

ADA obligations aren't determined by how old a property is.

They're determined by existing conditions, alterations, and accessibility requirements.

The age of a building may explain why a condition exists.

It doesn't necessarily eliminate responsibility for it.

After years of inspections, we've learned that age is one of the most misunderstood concepts in ADA compliance.
