Crawled under a place over by Broadview Estates this morning — homeowner said the whole main floor had a musty, dirt-basement kind of smell even with the windows open. Got under there and found what I figured: dark mold spread across the floor joists and the sill, worst right over the bare dirt where there's no v***r barrier. Ground moisture wicks straight up into the cold framing and the wood never gets a chance to dry out. Ran the moisture meter along the joists to map how far it went, and we'll HEPA-scrub and treat the affected wood, then lay a real v***r barrier down so it doesn't just come back.

Tip: if your house smells musty but you can't find the source, check the crawlspace. A cheap plastic v***r barrier over the dirt stops most of this before it ever starts.

Got up into an attic over near the Kit Carson area this morning — homeowner noticed a musty smell in the upstairs closet and wanted it looked at. Sure enough, the roof decking had that black speckled mold across a few boards, right where the bathroom fan was dumping into the attic instead of venting out the roof. Warm shower air hits cold sheathing all winter, you get condensation, and then mold. Ran the moisture meter down the boards, marked the wet spots, and we'll HEPA-scrub and treat the affected decking, then get that fan ducted out right so it doesn't come back.

Tip: pop your attic hatch once in a while and look at the wood above the bathroom. Dark spotting up there usually means the fan is venting into the attic instead of outside — cheap fix now, pricey one later.

Crawled under a house over near the Miramont area this morning after the homeowner kept catching a musty smell they couldn't track down. Got under there with a light and found this — mold built up along the sill where the framing meets the foundation, right where ground moisture keeps things damp. You can see the clean material up top and then that dark band where it's taken hold on the wood. Been going a while. Put my meter on the framing and it read wet, so it's active, not some old dried-out stain. Getting containment set, HEPA vacuuming and treating the wood, then a dehu running down there to dry it out so it doesn't come right back.

Tip: if you catch a musty smell you can't find a source for, check the crawlspace before anything else. It stays dark and damp down there and mold builds on the framing long before you notice it upstairs.
