ually. (You will not find a better landlord in Fort Wayne)! WHAT ARE WE ALL ABOUT? We pride ourselves on our FLEXIBILITY. Typically we rent clean, ready-to-move in houses...BUT...in certain cases we may (gasp!) skip the security deposit requirement and let YOU do your OWN clean-up! We got you covered. WHAT WE ARE NOT:
We are NOT your TYPICAL property management company. I don't check your credit score. I don't do a deep dive into your past. If you are making enough to afford the rent and can afford what I am asking up front, I will rent to you. I will probably run a background check. For the most part, we are NOT SECTION 8 COMPLIANT; although I do have two houses (currently occupied) that ARE. We are looking to make more houses compliant in the future. We DO work with Brightpoint on a case-by-case basis. We are NOT on the low rungs of the "LOW INCOME HOUSING" ladder. In fact, I do not consider my properties to be "low income housing" at all, except for the few cases in which I have worked with Section 8 and Brightpoint. IF NOT "LOW INCOME," THEN WHAT? These houses are perfect for budget minded, hard working people who want a good house in an "okay" neighborhood. My houses are NOT the TAJ MAHAL, but they are well kept, awesome houses, and I will no longer put up with "SOME OF Y'ALL'S B.S." Because I have been so badly screwed over by certain tenants who obviously had no respect for themselves or anyone else, I sometimes ask for A LOT of money up front. (I have, at times, asked for "First," "Second," "Last," and "Security"). And sometimes I don't. WHO GETS IN?/WHO THE (BLEEP) DO WE THINK WE ARE? /WHAT THE (BLEEP)? Unfortunately, I can't give you a straight answer. Some of my tenants were referred by former tenants. Some are acquaintances. And some are just hard working people who, like you, found me through an online ad, or perhaps one night had a dream about a fat white woman who rents houses and decided to follow the bunny trail. Sometimes I rent a house to a particular individual, simply because the Lord told me to. But that is a hefty spiritual discussion, perhaps best saved for another time. Oh, and one last thing: I get a lot of people asking me if I am a "private landlord." This question, to be quite honest, really confounds me. (What does "private landlord" even mean)? If you are asking me if I am affiliated with other property management groups in Fort Wayne, the answer is NO. I own these houses, and I rent them. Simple as that.
