We took a quick walk through Summit Sky Ranch in Silverthorne, and the amenities speak for themselves. Residents have a private lake with paddleboards and kayaks ready to go, community garden beds, and wide-open mountain views, which right now are lit up with golden aspens.

It's the kind of place where summer means paddling and gardening, fall means color on every hillside, and winter puts Summit County's ski areas within easy reach.

Winter in the mountains is beautiful, but it's hard on homes. ❄️

When the heat goes out, it's not just about being cold. Frozen pipes can lead to a catastrophic chain of events inside a home, especially one that sits empty for days at a time.

Roof heat tape is another winter system many buyers aren't familiar with. It warms channels along the roof edges and gutters so melting snow can drain away instead of pooling and refreezing into ice dams. Ice dams can push water under shingles and into the home, so a working system matters.

If you're buying in the mountains, ask whether the home has heat tape, where it's installed, and how it's controlled. If you already own one, make sure it's working before winter sets in.

Will your Summit County property taxes go up in 2027? The honest answer: it depends on where your property is. 🏔️

Colorado calculates property taxes in arrears. The taxes you're paying now are based on values from mid-2024. Your 2027 valuation will be based on values as of mid-2026.

What happened in between depends on the neighborhood. Values have come down slightly in areas like Wildernest, parts of Dillon, and Keystone, while core areas like Breckenridge have held up relatively well.

When the 2027 valuation notices arrive, some owners may find their numbers look different than expected. If yours looks off, we're happy to help you understand how the appeal process works.

Your mountain home doesn't stop needing attention when you leave. 🏔️

Owning a second home in the mountains is exciting, but when you're not here full time, issues can come up fast, and not just in the winter.

We sat down to talk about their maintenance and security check. With the homeowner's permission, they go inside to check all the major systems, make sure doors and windows are locked, and look for signs that someone may be accessing the property, like footprints around the house after a snowfall.

They recommend weekly checks, especially in winter. As they put it, if something is happening inside the house, it's hard to limit the damage when someone only stops by once a month.
