Attention Blue River owners and interested buyers!

The Town of Blue River will hold another special meeting tonight at 5 pm on Short-Term Rental Regulations. You are encouraged to attend!
As part of the Town's commitment to hold special meetings to review their short-term rental policy during the short-term rental moratorium, a special meeting will occur tonight at 5 pm at the Blue River Town Hall.

The agenda includes discussion on important topics related to:

-Zones

-Caps in each of the zones

-Grandfathering of existing licenses

-Application of new licenses

-Maximums and minimums for annual rental nights

-Minimum nights for rental such as 3, 5, or 7 nights

-Minimum occupancy

This is a work session and no final decisions will be made, but they are working towards substantive changes to the Town's Short-term rental policy.

You may attend the meeting in person, or via zoom. The link for the zoom is below. The Town does not take public comment from zoom participants.

A Summit County condo can become nearly impossible to finance because of a form somebody filled out wrong years ago.

It's called a condotel designation. When a building gets flagged as one by Fannie Mae or Freddie Mac, conventional lending dries up and a seller's buyer pool suddenly shrinks to cash only.

There are two ways it happens.

Sometimes lending guidelines genuinely changed between the time the owner bought and the time they went to sell. Nobody's fault.

Far more often, somebody along the way mistakenly identified characteristics that made the building look like a condotel and submitted it that way. That error can sit there for years before anyone notices usually at the worst possible moment, when a buyer's financing falls through.

Here's what most owners don't know: the second one can be corrected.

If you own in a building that's been flagged, or you're under contract right now and the loan just died, find out which of the two you're dealing with before you drop your price.
