Most Texas homeowners don't realize their water damage insurance claim can be denied simply because of what they did — or didn't do — in the first 30 minutes after discovering damage.
After working with hundreds of Frisco-area homeowners through their water damage claims, here's what we've learned separates fully-covered claims from denied ones:
The #1 mistake: Starting cleanup before documentation.
Insurance companies require evidence of the original damage before restoration begins. Without photos, video, and a professional moisture assessment, adjusters have no baseline to verify the scope of damage — and they'll use that gap to reduce or deny your claim.
Here's what documentation should include:
→ Full-room photos from multiple angles before anything is touched
→ Video walkthroughs with narration of affected areas
→ Close-up photos of the water source and all damaged materials
→ Written inventory of every damaged item with replacement values
→ Professional moisture meter readings and thermal imaging data
The second most common mistake: Discarding damaged materials before the adjuster visits. Every piece of damaged drywall, flooring, and material is claim evidence.
For Frisco TX homeowners: Standard homeowner's insurance covers sudden & accidental events (burst pipes, appliance overflow, storm-related roof damage). It does NOT cover flooding from outside, sewage backup without a rider, or gradual leaks.
