The 30-year fixed rate ticked higher this week as renewed Middle East tensions pushed oil prices up, reviving inflation worries. Even so, most forecasters still expect rates to stabilize rather than climb sharply further, and purchase demand has remained resilient -- a sign buyers are adjusting rather than pulling back from the market. Information based on the Freddie Mac Primary Mortgage Market Survey® as of 9/3/26.

In 1984, the average 30 year mortgage rate was 13.88%.

Rates move in cycles, but waiting for the “perfect” rate can mean putting your plans on hold indefinitely.

A lot of investors assume their tax returns or personal income will keep them from financing the next property. That isn’t always the case.

A little good news for buyers this week.

Rates didn’t move much, and we’re starting to see more homes hit the market in a lot of areas. That means buyers may have more choices, a little less competition, and more room to actually think through the decision instead of feeling rushed.

If buying a home has been on your mind, don’t count yourself out. Sometimes the first step is simply running the numbers and seeing where you stand.

Would you put your homebuying plans on hold over about $65 a month?

A lower rate is better, but your interest rate is only one part of the decision. Your total payment, the cost of waiting, property taxes, insurance, available buydowns, and your long-term strategy matter too.

I created a free Buy Now or Wait? Rate Reality Check to help you look at the bigger picture.
