FHA Guideline Change Helps 1-In-3 Borrowers

The FHA is making it easier to qualify for an FHA-insured mortgage.

Starting July 1, 2012, the group is scrapping its $1,000 Collection policy. The rule had prohibited borrowers whose credit report showed more than a collective $1,000 of items in collection or "dispute" from getting an FHA mortgage.

It didn't matter why the items were in collection or dispute, either. The FHA didn't care. If you had more than $1,000 outstanding on your credit report, it was grounds for instant loan denial.

The rule change is expected to help 33% of FHA borrowers avoid problems with their respective FHA loan applications, many of whom were to be first-time home buyers and low-to-moderate income buyers.

For buyers of these types, FHA mortgages are often the best, most sensible mortgage product available because of their low mortgage rates and minimum 3.5% down payment requirement. Rescinded the $1,000 Collections rule puts FHA financing back in play.
