Not necessarily a deal breaker…but you better believe I’m asking questions. 😂

👃 1. An army of air fresheners
One? Fine. Twelve plug-ins, candles AND a diffuser? What are we covering up? 😂

🎨 2. Fresh paint in ONE suspicious spot
Especially on a ceiling. My eyes are going directly there. 👀

💧 3. A dehumidifier working overtime
Totally normal in plenty of homes—but I want to know why it’s there and what the moisture history looks like.

🚪 4. Doors that won’t close properly
Could be something simple. Could also tell us something about settling, framing or moisture. We’re investigating.

🔌 5. Extension cords EVERYWHERE
Sometimes it just means an older home doesn’t have enough outlets. Sometimes it tells us electrical updates deserve a closer look.

🚿 **Giant walk-in shower** — as gorgeous as that soaking tub is, I KNOW myself. 😂 I’m choosing the shower I’ll actually use every single day!

At 45, I feel like I have a pretty solid handle on the things that fill my cup. ❤️ And apparently my list involves a LOT of people, w**e and activities. 😂

🎾 **Tennis** — my happy place, my exercise and occasionally the source of some very questionable language. 😂

📚 **Book Club** — good stories, great friends, w**e and conversations that may or may not have anything to do with the actual book. 🥂😂

🥂 **Girls’ Weekends** — laughter, memories, ridiculous themes and the kind of friendships that make life SO much better.

⛰️ **Mountain Escapes** — fresh air, beautiful views and an instant reset button.

🍷 **A Glass of Good W**e** — preferably shared with people I love. ❤️

🍽️ **Hosting a House Full of People** — good food, full glasses, lots of laughter and just enough chaos to know everyone had fun.

🎃🎄 **Decorating for ALLLLL the things** — Fall? Obviously. Halloween? Absolutely. Christmas? Give me ALL the greenery. Valentine's Day? Why not?! 😂 If there is a holiday, apparently I believe it deserves decor.

🏡 **Helping Someone Find Home** — after 18 years in real estate, this one still makes the list. There is something pretty special about getting to be part of such a big chapter in someone's life. ❤️

And honestly?

**Life is too short not to say YES to the good stuff.** 💚

The trips. The dinners. The friends. The hobbies. The traditions. The slightly over-the-top parties. 😂 The things that make your life feel like **YOUR life.**

✨🏡 **5 THINGS THAT MAKE A HOME FEEL MORE EXPENSIVE… WITHOUT SPENDING A FORTUNE** 🏡✨

One thing I’ve learned after 18 years in real estate? **The homes that feel the most expensive aren’t always the ones with the most expensive things.**

Usually, they just feel **intentional.** 👏

A few of my favorite tricks:

🪟 **1. HANG YOUR CURTAINS HIGH & WIDE**
Get that curtain rod up toward the ceiling and extend it past the window. It makes your ceilings feel taller, your windows feel larger and the whole room feel more substantial.

💡 **2. UPGRADE THE LIGHTING**
This is a BIG one. Builder-basic lighting can date a home quickly. A beautiful chandelier, pendant or pair of sconces can completely change a space. ✨

🖼️ **3. GO BIGGER WITH YOUR ART**
Instead of lots of little pieces floating around, try one large statement piece. It instantly feels more intentional and pulled together.

✨ **4. KEEP YOUR FINISHES COHESIVE**
Your metals absolutely do NOT all have to match! Gold + black? Yes. Brass + polished nickel? Absolutely. They just need to look like they were **invited to the same party.** 😂🥂

🌿 **5. EDIT. EDIT. EDIT.**
This one is FREE! Clear some counters. Simplify the bookshelves. Remove a few accessories. Give the pieces you really love some room to breathe.

And this applies whether you’re getting ready to **SELL** or you just want to love your home a little more. ❤️

You don’t necessarily need a huge renovation budget.

Sometimes it’s the curtains.
Sometimes it’s the light fixture.
And sometimes…you just need to put some stuff away. 😂🙌

18 years in real estate. Here are the 5 things I’d do BEFORE the sign ever hit the yard.

1. DECLUTTER MORE THAN I THINK I NEED TO 📦
Counters, closets, cabinets, garage. Buyers open things. 😂 I want the house to feel spacious—not empty, just easy.

2. FIX THE LITTLE STUFF 🔨
That loose handle, dripping faucet, scuffed trim, burned-out bulb, door that sticks…little deferred-maintenance items can make buyers wonder what bigger things haven't been maintained.

3. SPEND MONEY WHERE BUYERS WILL NOTICE IT ✨
Fresh paint, landscaping, lighting, pressure washing, clean windows. Not every improvement gives you your money back, so I wouldn't renovate just for the sake of renovating.

4. MAKE THE PHOTOS MATTER 📸
Professional photography. Period. Your first showing usually happens on someone's PHONE.

5. PRICE FOR TODAY'S MARKET — NOT THE COVID MARKET 📊
Those years were an anomaly. In a more normalized market, preparation, presentation AND pricing all have to work together.

You don't get a second chance to be NEW to the market.

Occupational hazard. 😂

Then maybe five:

1. 👃 The smell — pets, moisture, smoke, plug-ins trying to cover something up.
2. 👀 Ceilings — stains, patches, cracks and suspiciously fresh paint.
3. 🪟 Windows — fogging, age and condition.
4. 💧 Water — grading, gutters, crawlspace/basement clues.
5. 🏡 The stuff buyers FEEL — light, layout, noise and how the home flows.

Bottom line:

“I promise I'm not judging your decorating. I'm looking at your ceiling.” 😂

🍂🎃 FLOWER ARRANGING… WITH PUMPKINS! 💐🎃

This is one of my FAVORITE little fall projects because it’s easy, beautiful and instantly makes a porch, entryway or table feel like fall. 🍁🧡 And no, you definitely do not have to be a professional flower arranger to pull this off. 😂

Here’s how I do it:

🎃 Pick a pumpkin with a nice wide base
🔪 Cut the top and clean it out
💧 IMPORTANT: Place a waterproof container inside — a glass bowl, vase or plastic liner works perfectly. You don’t want to pour water directly into the pumpkin!
🌿 Add greenery first to create your shape
🌼 Layer in mums, roses, hydrangeas or whatever fall flowers catch your eye
🍂 Add branches, berries or other fun textures for height and movement
✨ Then STOP overthinking it and have fun with it!

I love using oranges, creams, rusts and greenery, but you could also do whites and greens for a softer neutral look. 🤍🌿

Put it on the porch, use it as a centerpiece, bring it to Friendsgiving…or make one for a friend. 🥰

This one feels GOOD. 🏡🤍

Selling a home isn’t always as simple as putting a sign in the yard and waiting for the perfect buyer — and 101 River Walk is a perfect example of why strategy, persistence, and a willingness to keep showing up matter.

We adjusted. We marketed. We held open houses. We kept pushing.

And today, we can officially put the SOLD sign up. 🎉

I’m so grateful my sellers trusted me through every step of the process and allowed me to keep working the plan until we got them to the closing table.

Because sometimes real estate is about finding the perfect house.

And sometimes it’s about having someone in your corner who refuses to stop working until the job is done. 💚

One family’s next chapter. Another family’s new beginning. 🤍

865 Haven Drive on Lake Sheila is officially UNDER CONTRACT! 🥂

This one is especially meaningful because it’s my in-laws’ home. Helping family navigate a move comes with a little extra heart, and I’m so excited to see them take this next step while a new family gets closer to making memories here.

There’s still work to do before closing, but today we’re celebrating this milestone! 🏡✨

🍂🏡 **FALL HOME PREP TIME!** 🏡🍂

I LOVE all the fun parts of fall — pumpkins 🎃, mums 🌼, cozy porches, football 🏈 and finally opening the windows again 🙌 — but there are a few *not-so-cute* things around the house that are worth doing before the cooler weather arrives!

A little fall maintenance now can save you from a much bigger headache later. 🔧💰

🍁 Clean those gutters
🔥 Have the fireplace checked
🌬️ Service the HVAC + change the filter
🏠 Check caulking & weather stripping around windows and doors
💧 Winterize outdoor faucets & hoses before freezing temperatures arrive

Basically… **do it now while the weather is gorgeous so January-you isn’t standing outside freezing and questioning all of your life choices. 😂🥶**

A little effort now makes ALL the difference later. 🏡❤️

And THEN we can get back to the important fall business… **adding another pumpkin to the porch.** 🎃🎃🎃😂
