📅 New or reopened claims: report by Oct. 9, 2027
📅 Supplemental claims (damage you find later): report by Apr. 9, 2028

Miss those dates and your claim can be denied, even if the damage is real.

Roof leaks, water stains and hidden damage often show up weeks after the storm. Take photos, save every receipt, and don’t wait to ask questions.

- Verify they are properly licensed and insured.
- Look up their credentials yourself online.
- Never feel pressured to sign a contract on the spot.

⚠️ FLORIDA PANHANDLE: A storm track can shift. Your preparation shouldn’t wait.

As of the NHC’s 4:00 AM CDT update, Tropical Storm Isaias is forecast to strengthen and approach the northern Gulf Coast Friday. Heavy rain and flooding are possible. Keep checking updates from the NHC and local officials.

Take a few minutes today:
✅ Secure loose outdoor items
✅ Charge phones and backup batteries
✅ Gather water, medications, and flashlights
✅ TAKE PHOTOS of your home and belongings! (Do not put this off, this will save you in the long run!)

Florida Panhandle - As this hurricane is predicted to hit land fall in or around our area, I just wanted to remind everyone one of the most important but often overlooked preparations is documentation of your property and belongings. Take overview photos of the exterior of your home, roof “areas you can see safely from the ground” as well as windows, doors etc. also photos of the interior, ceilings, walls and personal items.

If you are in the Pensacola or surrounding areas, I am happy to assist anybody who may need help preparing their home with shutters or moving anything that may need to be moved outside. Whatever it is, please don’t hesitate to call.

INCREASING MODEL AGREEMENT FOR EX-TS DOLLY
We are now seeing some increasing model agreement with the remnants of Tropical Storm Dolly mostly focused on moving over the South Florida and Keys area by Thursday. Most models continue to show no redevelopment from the remnants of Tropical Storm Dolly. Most likely impacts will be increased showers and storms over Southern Florida and the Keys mid-to-late week.
