YORK COUNTY SEPTEMBER 2026 MARKET UPDATE

Fresh RAYAC data hit this morning and there's one line in the report that stopped me cold:

'York County's housing inventory has surpassed 1,000 homes for sale for the first time since 2019.' - Allison Altman, 2026 RAYAC President

That is not a small sentence. That is a 7-year milestone. The last time York County had this much choice on the market, we were still in a pre-pandemic world.

Here are the numbers behind the headline 👇

YORK COUNTY - September 2026 (single month)
• 528 homes sold (+5% YoY)
• Median price: $289,450 (+5% YoY)

YORK COUNTY - Year to Date (Jan-Sep)
• 4,220 homes sold (+4% YoY)
• Median: $310,000 (+7% YoY)
• Median days on market: 10 (up from 7 in July)

Hanover school district YTD: 154 sold (-10% YoY), median $260,000 (+2%)

MY READ:

→ BUYERS: this is literally the first real 'breathing room' moment in York County in 7 years. More homes to choose from. More time to think. More leverage to negotiate. If you've been priced out of competitive bidding wars all summer, THIS is your window.

→ SELLERS: inventory climbing + days on market stretching = your pricing matters more than at any point in 2026. The 'list high and wait' strategy is officially dead. Price it right from day one, prep it well, and you still sell fast. Overprice it and you WILL sit.

→ Days on market jumped from 7 to 10. That's not a crash that's a normalization. We're moving from frenzy to functional.

MORTGAGE RATES HIT A 2-YEAR HIGH and today's Fed minutes signal MORE pressure coming. If you're buying or selling in the next 6 months, this is the one you don't skip.

Here's where we actually stand as of this morning (Oct 7, 2026) straight from Bankrate:

📈 30-year fixed: 7.52% (up 0.17% in a WEEK)
📈 15-year fixed: 6.80% (up 0.10%)
📈 30-year FHA: 7.23%
📈 30-year VA: 7.26%

30-year fixed hasn't been this high since May 2024.

WHAT HAPPENED TODAY:

The Federal Reserve released minutes from its September meeting. The signal is clear: ANOTHER rate hike is likely before the end of 2026. Could come Oct 27-28. Could come December.

Quick refresher:
- Sept 16, 2026: Fed hiked 25 basis points to 3.75%-4%
- First Fed hike in over 3 years
- Unanimous 12-0 vote under Chair Kevin Warsh
- Minutes today confirm: more hikes likely

⚠️ THE NUANCE EVERYONE MISSES:

The Fed doesn't DIRECTLY set mortgage rates. Mortgage rates track the 10-year Treasury yield which just hit 5.3%, the highest in nearly two decades.

Translation: by the time the Fed 'makes it official,' the mortgage market has already baked it in. Waiting for the Fed to act before locking a rate = usually waiting too long.

WHAT THIS LITERALLY COSTS YOU:

On a $350,000 loan (near York County's current median):
- At 6.77% (where rates were weeks ago): ~$2,273/month P&I
- At 7.52% (where rates are TODAY): ~$2,448/month P&I
- Monthly difference: ~$175
- Over 30 years: ~$63,000 in extra interest

That's not a rounding error. That's a car. Every year. For 30 years.

WHAT THIS MEANS FOR HANOVER, YORK, AND ADAMS COUNTY:

→ BUYERS: this is NOT a 'wait for better rates' moment. Rates are more likely to go UP than down between now and January. If you're pre-approved and shopping, LOCK when you find the right home. Don't play rate chicken.

→ SELLERS: higher rates thin the buyer pool. Pricing strategy matters more now than at any point this year. August RAYAC: Adams sales +21% YoY, York median +9%. Demand is still here but it's choosier, and it's slower.

→ ESTATE / INHERITED PROPERTIES: cash buyers aren't affected by rates. If you're sitting on an estate property, the current rate environment actually FAVORS auction-style sales. Financed buyers are hesitating; cash buyers are stepping forward.

MY HONEST TAKE:

Stop trying to time the rate market. You can't. Nobody can.

What you CAN control:
✅ Fresh pre-approval (60+ day letters are already outdated rates have moved too much)
✅ Your actual buying power at TODAY'S rates
✅ A lender who shops the market for you (Bankrate research: 87% of borrowers overpay because they take the first quote)
✅ Clear priorities on what you'll compromise and what you won't
