🇺🇸 Happy Labor Day!

Today I'm thinking about the meaning of this holiday for the families I work with.

Every closing table I sit at, someone worked years to be there. Someone pulled overtime shifts. Someone drove an hour each way to a job they didn't love because it meant their family got a home. Someone raised a family on one income so the other could go back to school. Someone lost a job and started over. Someone worked two jobs to save the down payment.

A home isn't just a purchase. It's the visible result of a lot of invisible work.

That's what I never lose sight of. When I hand over the keys, I'm not celebrating a transaction I'm celebrating the years of labor that made that key possible.

What 'median days on market' actually means (and why York County's 7-day number matters)

One of the most misunderstood real estate stats: 'median days on market.'

RAYAC's July report shows York County's median days on market is 7 days. That number gets thrown around a lot. Let me explain what it actually means and why you should care.

📌 WHAT IT MEANS
Half of all York County homes sold in 2026 went under contract in 7 days OR LESS. The other half took longer. 'Median' is the middle point not the average.

📌 WHY IT MATTERS
In practice: if you're a buyer, the home you tour Saturday could easily be under contract by Wednesday. If you're a seller, well-priced and well-prepped homes are moving FAST.

📌 WHAT IT DOESN'T MEAN
→ Not every home sells in a week. Overpriced homes still sit for 60+ days.
→ Not every location. Some York townships are faster than others.
→ Not a guarantee for the future. This is a spring/summer number. Fall slows.

📌 THE SNEAKY TRUTH
This 7-day number is measured from LIST DATE to UNDER CONTRACT. It doesn't include the 30 days from contract to closing. So a home that 'sold in 7 days' actually took ~37 days from listing to keys in hand.

Understanding what the numbers actually mean helps you plan smarter whether you're buying, selling, or watching from the sidelines.
