• Review of lakes in an area with “good” fisheries (results in a list of
waters to search for properties on).
• Quick checks for realtor/buyer:
o Lake/waterfront health
o Presence/absence of Aquatic Invasive Species
o Fisheries
o Aquatic Plant coverage
o Zoning Classifications

Lake/Site-specific Information. The consultant can provide this information once one or more lakes or properties are selected for the search.
• Water health on specific lake/river: expected health of lake-based
on available water sampling data
• Plants: based on plant surveys if available for lake
• Aquatic Invasive Species: presence and which ones
• Fish: based on surveys if available for lake
• Zoning classification with description
• Contacts for permits/zoning and technical assistance with
shoreline issues
• Identify if there is a Watershed District, Watershed Management
Organization, or Lake Improvement District (taxing districts)
• Local regulations check (building setbacks, impervious surface
rules, shoreline regulations)
• Other information such as FEMA flood zone and wetland maps

1. Site visit/walk-through with the realtor or buyer: Prediction of
what the beach/lakeshore is likely to be like (i.e., weeds, muck,
erosion, sun, wind) and recommendations for keeping the lake

We have a great workshop for anyone looking to buy a cabin, lake property, or even new lake residents.

At this workshop, you will learn about the different types of lakes and how to confidently select a lake that suits your needs. We will also cover all the basics of lake living, including ways to prevent algae growth, steps to protect your property, and any other questions you may have. Then, there will be a Q&A panel of realtors who can give you tips and tricks for buying a lake property!

We are looking for realtors to sit on a panel for participants to ask questions about buying lakeshore property!

The Rum River Watershed Partnership is hosting a workshop this spring about Buying Shoreline Property 101 targeted to people looking to buy a cabin or lake home. At the workshop, participants will learn all the basics of living on a lake and how they can select the right lake type to suit their needs. We will also have a Q & A session of a panel of realtors for participants to ask questions about buying lakeshore property. The workshop will take place in the Anoka or Cambridge area.

This is where you come in! We need realtors willing to be on the panel. Questions may range from "what is the market like for lake properties right now?" to "what development restrictions exist for lakeshore properties?"

Last week, we hosted the Living Large on a Small Lake: Exploring Natural Environment Lakes webinar in partnership with the Lower St Croix Watershed. During the webinar, we learned what to expect living on a small lake, how they are different from recreational lakes, and how to improve their water quality. We also talked about the data we have collected on the small lakes in Oxford Township and our ongoing conservation efforts. We had an in-person option as well and were happy to be joined by 13 Oxford Township residents at it! There were even more people online to participate. Thank you to everyone who came!

Calling all real estate agents!

The Lower St. Croix Watershed Partnership, in partnership with the St. Paul Area Association of Realtors, is offering an in-person realtor shoreline workshop that will provide information about shoreline rules and programs available to homeowners. Attendees will learn about lakeshore development and redevelopment rules, including wetland considerations and regulations; permits required for common building projects; lake and river-friendly landscaping; and programs available for homeowners.

The workshop is free for SPAAR members but is available to other realtors at a fee. The Minnesota Commissioner of Commerce recognizes the workshop as satisfying 3.5 hours of Continuing Real Estate Education requirements.
