One of the first things I tell prospective homeowners and investment property buyers is this:
Every real estate purchase involves risk — but your risk should be calculated, not emotional.

Before you start scrolling through listings or falling in love with a property, take a step back and ask yourself:

Why do I want to buy?
Am I financially prepared?
Do I understand what I will need to bring to the closing table?
Do I understand my financing options?
Am I buying a home, or am I making a strategic investment?
What do I want this property to do for me 5, 10 or even 20 years from now?

Buying a home or an investment property should be more than, “I found a property I love.”

It should be:
“I understand the numbers. I understand the risks. I understand my options. And I have a plan.”
Your first purchase can potentially become the foundation for future financial growth; it certainly was mine, but the foundation has to be built intentionally.
