The asphalt is warm, the ground is dry, and anything addressed now has time to cure before winter puts it to the test.

Not every parking lot problem requires a full teardown. Here is how to think about it:

Sealcoating protects pavement that is structurally sound. It is not a fix for deeper problems.

Crack filling and patching handles isolated damage before it spreads. Done right, it buys real time.

Mill and overlay is the right call when the base is solid but the surface has had it. Much less expensive than full replacement.

Full replacement is what you do when the base has failed. You can pave over a bad base, but you will be doing it again in two to four years.

Most lots sit somewhere in the middle. A good assessment tells you where to spend money now and where you can wait.

Maine winters are hard on commercial pavement. Harder than most business owners realize until spring arrives and they see the damage.

Higher traffic, heavier vehicles, salt, sand, and a freeze-thaw cycle that can happen multiple times in a single week. It all adds up.

The areas to check first: lot edges where water pools, any patching that may not have held, the entrance apron, and anything showing that dried-mud cracking pattern. That last one means the base has failed, not just the surface. Sealer will not fix it.

Customer perception. People make decisions about quality and trust based on what they see before they ever walk in.

Where does the water go when it rains?

If you have water pooling near your house, sitting in low spots, or running toward your foundation instead of away from it, winter usually doesn’t make the problem disappear. It turns it into ice.

Fall is one of the best times to address grading and drainage issues while the ground is still workable.
