We get some version of this call every year.

You can't see your grade. But you'll definitely see what happens when it's wrong. If water's been working its way toward your foundation all year, you might not know until you've got moisture problems in the spring. If you had any excavation work done this year, make sure it's graded right before winter. Get it right now, while the ground is still workable.

Here's what makes Maine winters brutal: freeze, thaw, freeze, thaw, all winter long. And if your property doesn't drain well, you're in for a long season.

How long has it been since you actually looked at your culvert? If you can't remember, that's exactly the problem. Leaves and debris pile up all fall, clog it completely, and suddenly your runoff is going everywhere but where it should. A frozen, blocked culvert means water across your driveway. A cleaned-out culvert in October? Problem solved.

Walk your driveway this week. Seriously, on foot, not in the car. See any cracks in the asphalt? Low spots where water pools? Those aren't minor problems. Once the frost hits, they're three times worse. Water gets in those cracks, freezes, expands. Potholes you shrug at in September become axle-killers in January. The good news? One thing that surprises people about land clearing in Maine:

It's not just about the trees.

You can clear every tree and stump off a piece of ground and still end up with a drainage problem that sends water straight toward your foundation every spring. Or hit ledge two feet down where the driveway needs to go. Or end up with ground that looks flat but isn't graded for anything to be built on.

The clearing is step one. What you do with the ground after is the part that actually determines whether the project lasts.
