🏡 Is the housing market declining in Chattanooga or East Tennessee?

📊 September 2025 → September 2026

🔑 Homes sold: 911 → 923 — up 1.3%
🏠 New listings: 1,319 → 1,373 — up 4.1%
📍 Homes for sale: 3,515 → 4,106 — up 16.8%

The median sale price remained $340,000, while average days on market increased from 46 to 56 days. Through September, closed sales were 7% higher than during the same period last year.

My takeaway: These numbers suggest buyers have more choices and sellers face more competition. They don’t show a broad decline in Chattanooga’s median sale price—but they also don’t mean every home’s value is holding steady.

East Tennessee includes many different local markets. Chattanooga’s figures alone can’t tell us what’s happening in every county, neighborhood, or price range.

✨ Selling? Accurate pricing, strong presentation, and a thoughtful marketing plan matter.
✨ Buying? More available homes may give you more room to compare options and negotiate, depending on the property.

🏡 Is the housing market declining in Rhea County, Tennessee?

The latest numbers show some softening, but the picture is mixed.

📊 September 2025 vs. September 2026:

🔑 Homes sold: 31 → 30
🏠 New listings: 33 → 36
📍 Homes available for sale: 97 → 106

Homes also took longer to sell, averaging 67 days compared with 46 days last September.

What about prices? September’s median sale price increased 9.8% to $296,335. However, looking at the broader January–September period, the median sale price fell 6.1%, and closed sales declined 3.9% compared with the same months last year.

So yes—year-to-date sales and median prices are down, while inventory is up. That suggests softer conditions and more competition for sellers. It does not mean every home has lost value. The types of homes selling can also affect the median, especially in a smaller market.

✨ For sellers: Price realistically using recent comparable sales, and make your home stand out.
✨ For buyers: More choices and longer selling times may create opportunities to negotiate.
